Newberry Apartments

Waterford is a great location for a UGA student - easy walk downtown and to campus. The rooms (aside from the master) and kitchen are very small but livable. Downside is that the community center/office is offsite from this property. The worst part of the experience here is that the condition of the apartment was terrible upon move-in - absolutely filthy and many maintenance issues that werent addressed until months after living here. We were able to fix it up to where it looked nice on our own. The locations also arent that secure. However if its actually renovated as promised under Newberry then it really should be a great place to live! I would just make sure youre unit is renovated before leasing. The community center is really nice - coffee, couches, gym, etc. The office staff is very friendly and helpful. They give out CFA biscuits and other stuff on occasion which is also a nice perk.

They want it to be "safe" but insist on putting up a fence that forces you to walk around the shortcut and past the homeless on the corner. A gate would've been nice but that would've cost them money. During move-in, there was feces in our toilets and clothes in our dryer. To make up for their problems, they changed their name and offer free food in hopes of appealing to their residents.
