Smith Custom Homes

I had the pleasure of meeting with the owners of Smith Custom Homes for an initial consultation and I was blown away. It was a 45 minute meeting where they actually listen to you and give you the time to explain your goals and your expectations. We have decided to not move to the Tampa area so unfortunately we will not be able to use them. But after meeting with Marcus and his father and being able to see the tools they use and the beautiful design center that they have, it made us think twice about relocating to Florida because of the WOW factor that was presented to us. And just for comparison sake, we met with 3 other builders in Tampa and they did nothing to excite us or even make us in the slightest bit regret our decision to not move to Tampa. I would say if you are a customer looking to build a custom home in Tampa, you would be doing yourself a disservice by not meeting with Smith Custom Homes.

I have worked with a few companies before and these builders are by far the best. They strive for perfection. They go completely out of the way to make sure their clients are happy with the final product of the completion of their new home. If I was to have me a new home built I would definitely have Smith custom homes do the job. I plan to stay with this company as long as they'll have me. I'm honored to be a part of such a company.

Avoid doing business with this place. Marcus was very pushy throughout the process. He promised us verbally and wrote into our contract that we would not have to cut down our 100 year old grandfather oaks to build the house. We signed upon that agreement and made our deposit. Later he sent demo crews over for estimates, and they told us that anyone who builds homes knows they would have to remove 18 feet off our oaks just to get the demo trucks in, let alone the building materials in. We had 10 days to view our plan with a written option of getting 95% of our deposit back if we were not satisfied , we let them know within 24 hours. Marcus told us "I will fight you on this" and made us hire a lawyer and go through arbitration to get our clearly written promised deposit back. It's dirty business, if you get caught up with this company make sure to get everything in writing and be prepared to hire a lawyer despite clear written agreements.

Absolutely horrible experience. We paid to have our home designed. They had to revise it several times due to the lack of attention to detail of what we were asking for. They designed the home 2500 -3000 sq ft OVER what we had asked for 3 times!!! RED flag #1. When we finally got a design that we liked, we found out that wont fit in our building box on our property. They did not even look at the survey before designing the home! RED flag #2. After several phone calls, we found out that in order for us to get approval to build the home outside of the building box, the county and HOA needed the CAD file from the builder. Ok, we thought it was no problem. We informed Marcus of their request and he refused to send the file for approval unless we sign the contract and pay them $32K and if they HOA/county decide not to approve it, we will forfeit $6K. RED flag #3. They were well aware that if we couldn't build our dream home there, we would find another community to build in. We were shocked that they weren't willing to help us in any way shape or form. This could have all been prevented if Smith Homes would have looked at the survey we gave them. We were ready to sign with them and move forward with the contract...I'm so glad that we didn't! You would think they would try and help us get it approved so that we could build our home. Horrible customer service. I do NOT recommend this company at all. They cost us a lot of time and money and did not do their due diligence before charging us for the plan design. At the very least you would think they would refund our money that we gave them for the initial design for the MAJOR inconvenience they have caused. Very unprofessional.
