Currently in an uncomfortable living situation where the family above me have children that are running, stomping and jumping all day non-stop. It is so bad that I have dinner plates and the chandelier rattling. I have contacted the leasing office and per the manager nothing can be done. However this was a known issue prior to me moving in 3 weeks ago where there were previous complaints. Had I known about this, I would have never moved in.

Another reviewer holds some of the same concerns I have; however, the management team is superior to my previous apartment, Millstream at Cascades. The largest complaint I have is noise, since I am also a shiftworker. Construction is right outside our apartment of the new apartment building and it starts around 7am or so, and like the other person said, we hear our neighbors. Outside of that we've seen a few silverfish in the bathroom and have had a massive roach come out of our breaker box. Gross. Pest control has been here twice, once before the inside bugs were seen. We'll likely need routine services for that. Good news is they have a pet solution so there's less to worry about with our cats! In terms of maintenance, we get heads up texts that maintenance is on the way. This is substantially better than my previous appointment and they honor at least which days of the work which work best for you. I will try to remember to request certain times so that we're not surprised in the morning or from when we work from home. Work orders have been completed promptly. Compared to Millstream, this place is a dream. Between the responsive texts, the staff, the amenities, the raffles if you pay rent early, the events. The only thing I'd really ask for is better sound proofing. If it had that 5 stars.

Pros: New construction, nice location, good value for the money with a reasonable deposit requirement, responsive maintenance, and last but not least the management is great (seriously, the best Ive experienced anywhere in my 8 years renting in Tallahassee). Cons: maintenance is not required to give notice or obtain permission prior to entering and they may enter at any time (not just for emergencies) per lease terms. Ive never experienced this anywhere Ive lived before and its non-negotiable in the lease terms. Aside from not liking that generally, its awkward when working night shift and sleeping during the day (theyll bang on your door if your second lock is locked to try to get your attention), working from home, or when you just dont want people in your home for whatever reason when youre not there. Also the biggest con for me - there is pretty much zero sound proofing between units. You will hear your neighbors generally but you will hear literally everything your upstairs neighbor does from talking, to walking around, to knocking boots, to taking a leak, to their favorite tv show. You will hear it all 24/7/365 and so will be very intimate with your neighbors, whether you want to be or not. Its the biggest driver of this 3 star review when Id otherwise have given Arbor Trace a 5.
