This community is absolutely beautiful, huge lots, great quality building, energy efficient windows, appliances, etc. My only problem was a lack of transparency from the upper management side of the potential transaction. Just to be clear I had absolutely no problems with my sales agent, he was always honest and helpful. I was almost certain that they would continue their "First come first serve" policy and adjustable pricing model according to construction costs, however, as the homes continued to sell fast they moved to a war bidding concept 3 days before the homesite that I was interested in was put on the market. How it worked: the qualified buyers submit an offer starting at the original selling price and basically inflate the price of the home amongst themselves with no cap on how high they can go. Highest and best offer wins. Ideally a new construction purchase would eliminate this circumstance but given market conditions this company is pressing hard on financial gain. This decision has absolutely no business ethics behind it. I would even consider it predatory. Finally I find it disrespectful to anyone who spent months planning out a massive decision and gave this project the highest priority when I could have been exploring other options. In my specific scenario the home was priced at $403,999 and the highest bid was $428,000 for the Europa. No specific information on upgrades or extras was provided. The price jump is set by the buyers, yes, but it clearly only has one beneficiary. It's important to note that the $20k+ hike would get you into the next floor plan, the Catalina. My advise to anyone contemplating one of these homes is please do your due diligence and account for bidding war costs with other buyers when you submit your offer. Unfortunately corporate greed in real estate will continue to be among us.
