BEWARE .....CAUTION.....I did not have a good experience with American Realty or with ERA Old South Properties, Inc. When we arrived at our rental home the first time , we were met with a pallet on the floor in one of the bedrooms and drugs in the closet from someone who had decided to squat there. We had to call the police and make a report at which time we asked to have our locks changed, they acted like we weren't justified to request that and by the way the whole house smelled like drugs and animal urine. We had several occasions when we would call for assistance and we were told it was our responsibility. One of those times was when a large tree limb fell on the home. My husband spent over twelve hours removing it so it wouldn't damange the home. The dishwasher was broke for months and when one was finally sent my husband had to install him self and remove the old one . We had a 6 month visit with the owners and they thanked us for caring for their home so well. At the end of the lease we had the home professionally cleaned, their was minor damage to the walls due to small nails and two small spots on a bedroom wall from a poster board. We received notice that we were only going to get back $20 from our $1275 security deposit. $300 of that deposit was a nonrefundable fee for small pet, however they documented they were charging us $230 for carpet cleaning and pet treatment. We of course sent a disagreement letter, however we will have to file through the courts because even though we disputed it they still sent a check for $20. We received no further communication regarding a negotiation just the $20 check, which FYI was dated the same date as the initial security deposit letters date!! BEWARE, I would not recommend utilizing American Realty. We actually considered buying the home at one point but we were able to find something with more land and square footage. When I did my walk through with Ray he was not only rude but insisted that it was his understanding we were expected to buy the home. He also accused me of "destroying the home " !!! Let me just say that I would not have spent hard earned money to have a rental property professionally cleaned if it was destroyed. I also don't appreciate being taking advantage of financially or belittled by a man who chooses to rip people off for a living!! I can not respond to the response below so I will say this , I received a check for $20, dated 4/12 which is the same date as the original security deposit letter which I disputed, so I will need some clarification on how a check is prepared for a return of security deposit when we weren't even given the opportunity to dispute it. Also I would like to say that the dislike letter was dropped off at American Realty and mailed via ups as well a week prior to receiving the check yesterday. So as I am grateful the dispute letter was approved I did not receive that approval Yet , but did receive the check for $20 with the original letter I received regarding said damages. On top of that we prepaid for the pet costs which were listed as a fee to us , which is double billing. My husband works in reconstruction and repair business so we are more than educated on the costs of repairs and the quotes that were listed were severely over priced and not accurate of which I can only assume is to keep as much of the deposit as possible .
