Vivian and PFM manage and operates several CDD for subdivisions in FL. They have failed to follow and respond to public request under sunshine law, will not answer question to budgets for subdivision they are handling in Parrish, FL (CrossCreek). They are being paid $30,000 (just in management fees) to handle small subdivision with pool and basketball court. Whole budget is only $189,000 of which $73,000 is is management and admin fees! Even at this, they cannot or will not manage the subdivision and want to pay HOA $600 a month to manage and handle items in subdivision. During CDD meetings, they refuse to answer homeowners direct questions as they only care about the builders pockets and not the homeowners.

An agreement was approved for resident/non resident use. is the agreement includes that use of the amenities center for reservations for private events are now for a fee. In other words, to reserve any portion of the amenities center now requires us residents to pay a usage rate and security deposit.
I don’t agree with paying a fee to reserve the pool area. Was not told this when I bought in this community. I pay my dues already .
Living in crosscreek now seems like they can change anything they want after you buy your home.
