If you found Julie you can stop searching! She’s amazing! We feel SO lucky to have found and worked with Julie as first time homebuyers in a new state and very highly recommend you choose her! A few quick things we loved about Julie:
-She is highly experienced and is a full time agent. She knows her stuff!
-Even though she has many clients she works with at the same time, we always felt like a priority to her.
-She was very prompt with getting back to us via text, phone, email.
-She gave us excellent recommendations for mortgage lender, home inspectors, and a general contractor. We’re VERY pleased with all of those people we ended up working with, too!
-She was very proactive with us. I really like to know what the next steps are and she was always on top of things letting me know what I should expect and when I needed to take care of important action items with plenty of notice.
-She connected us with a company that set up our utilities at no charge.
-She did a great job negotiating for us and we got our home for a significant amount of money under appraisal value. She saved us money in several other ways throughout the process, too!
-She was incredibly patient with the millions of questions I had for her and was thoughtful and caring when I was feeling anxious throughout the process (first time homebuyer woes!)
-She’s a genuinely kind person who clearly cares about her clients. She went above and beyond for us and we were truly touched by her generous spirit.
If Julie is available to take you on as a client you should jump at the chance to work with her. She’s a rare find in the service world and we are so glad we went with her!

Mr. Sandoval went above and beyond for me in a crucial time when I was almost a victim of real estate fraud. He told me exactly what to do, guided me, is helping to direct me into a property and he never charged me a dime to do so. If I could give him 10 stars I would. He does what he loves!!

We interviewed several agents before deciding on hiring Fernando and Julie Sandoval to sell our house in Sarasota. We live in Texas and so we needed someone that could help us with every aspect of the sale of the home. We flew down and talked to one local agent we found on the web and another one that our probate attorney recommended. It was soon apparent that out of the three brokers Julie and Fernando Sandoval were head and shoulders above all the others!
We first were impressed with their punctuality, their follow up, responsiveness on the phone and their professionalism. I mean they were the only ones who used a power point presentation, provided a list of homes they recently sold and wowed us with their market expertise and marketing plan.
We were seriously considering spending a large sum of money to renovate the kitchen with the hopes of getting a higher sales price but Fernando, with his extensive remodeling, construction background and his knowledge of Real Estate talked us out of it! He said he would select the projects that would bring us the highest return on investment and that he would take care of everything. Fernando decided, and we agreed, that we would sell the contents of the home first, tear out the old carpet, patch and paint the inside walls and install new, basic, neutral, nice but inexpensive carpet. Fernando even went to Home Depot and picked out the carpet!
Fernando and Julie actually carried out the estate sale for us while we were in Texas! They advertised the estate sale and then invited neighbors to come by and look at the home and purchase any contents they wanted, taking cash, credit cards and providing all the receipts to us for verification. They collected names and phone numbers of people who may be interested in buying the house for later follow up. They were not going to charge us for running the estate sale, but we gave them something generous for their trouble.
Then Fernando wrote up a scope of work document which our son reviewed and approved. Our son is in the construction industry here in Texas. Fernando then went out and got competitive quotes from local contractors including some he regularly does business with. After reviewing the quotes and settling on who would carry out the work, we simply paid the deposits to the contractors and Fernando supervised the work. Upon the work being satisfactorily completed, Fernando provided a report with photos and sent it to us and we paid the balance to the contractors. Talk about going the extra mile!
Fernando and Julie Sandoval then put the house up for sale, they sent out flyers, followed up with the neighbors, door knocked the neighborhood, help open houses, posted on social media, made videos about the house and even brought out that HUGE Remax Balloon multiple times, they sent us emails with updates every week and photos when applicable. It was amazing.
Julie Sandoval is an amazing person. She is caring, understanding and patient. I know sometimes when going back and forth on negotiations things can get crazy and emotions run high especially with all the people involved in the sale of this house from the probate end and all the people involved on the buyer’s end and the title company etc. Julie was so great at explaining everything, negotiating and providing options for us to consider, offering her expert advice every step of the way.
We got a strong cash buyer to agree to purchase the home at a price we were pleased with after about 2 months of marketing it.
Then Fernando and Julie went out and secured a second, back up offer from another buyer, just in case the first contract didn’t pan out.
I would definitely recommend them to anyone thinking about selling a house.
