they will give you the overbid commitment and take a huge upfront commitment fee and they will give you the run around until they exhuast all the funds and will change the entire term sheet so they dont do the deal and all your fee is gone.
waste of money and effort and will put you in a tight spot to get other financing because so much time passes on with them playing game.
there are much more honest and strong companies out there to get funding.
