    First off, I do have to thank this company for showing me before signing a lease what it would be like to rent from them. If seven days was this frustrating I couldn't imagine 365. Heed the warnings of these reviews. This company was able to get me to do a viewing of a property by listing the deposit as 1,500. After that I contacted them to fill out the application it was then supposedly 2,000 for some convoluted reason, but listed as 1,500 on their website. Whatever, red flag but I wanted to be done looking. Filled out an application, and paid for it and once this occurred I couldn't get a hold of the agent or the company. Called and called, sent emails, and nothing. After seven days of no response, I started looking at new properties and accepted I had been scammed. Well, to my surprise the woman called me after seven days of ghosting me at 2 pm telling me I was approved. I was confused because I was driving from Westminster to Highlands Ranch at the time and it was an unknown number. She didn't introduce who she was, or mention the property, just was indignant and demanding. Said I had until 5 p.m. to pay her or she was processing the next application. I needed a minute to think about if I even wanted to rent from such rude people who lied, ghosted me, and then made demands in an unhinged manner. I think to myself that I will deal with this when I get home and pay it online if I want to rent from them. The application had talked about paying fees online and said I had 48 hrs. Well, she called me again at 4 pm while I was driving home and I just asked "Can't I just pay it online?" She said no and that it had to be certified funds. That would have been great information two hours earlier because I would have just shown up to wherever I was supposed to go with my debit card. I haven't moved in 8 years and it's 2023 why would I think a debit card wouldn't be good enough? I contacted her once I got home to ask her all the information she should have given me. What form do you need the money in, who do I make it out to, where is this money paid, and what are the hours of operation? And I am ghosted again. You know because 3 hours is up and that was all people are given. Or is it just the amount of time given to those being discriminated against? This company gave me 3 hours to complete a task and wouldn't even tell me where I was supposed to go. There isn't a single legal reason that someone wouldn't rent to me. I have a spotless record, good credit, and a great rental history. Never been late with a payment, and never had a single complaint. My family does however check boxes in the protected classes. You know meaning we have faced discrimination in our lives a lot and luckily laws are catching up to help level the playing field. Legally they can't discriminate against my family for its race, color, religion, national origin/ancestry, sex, pregnancy, disability, sexual orientation, age, marital status, and familial status. Raising the deposit on me, refusing to answer questions after taking money, and then after being approved making it impossible for me to pay the deposit is a way to skirt around this legal protection. Feels like a complaint to the FHEO is in order and I am sure this place has others and I will add mine to the pile. If you own the property at 9627 W. Chatfield Ave., #F, Littleton, CO 80128 please know that the company has chosen some very shady practices when it comes to renting it out. It has been on the market for quite a while and I would imagine that it had other applications that were approved as well and they were given 3 hours to complete a task with no instruction other than "pay me right now!" I must add that she did lie and say she sent me an email the night before, there was no email, but even if there had been that was still less than 24 hours. Still, If I had actually received an email that apologized for not being in contact, and pleasantly gave me all the details, she would have had that money by the next morning. Instead, this company wanted to play a really weird game.

We are sorry that you had such a negative experience with our process and would like to take this opportunity to address your concerns.Thank you for pointing out the discrepancy in the deposit amount when you discussed it with the property manager during your application process. She had missed the difference between the listing software and our property management software which do not always work as seamlessly as we would like. Due to recent, extensive updates to the unit, the deposit was increased to $2000 in our system, but the platform did not reflect it across all the listing sites. Our property manager thanked you for bringing it to her attention and explained the increase.Additionally, it seems necessary to explain that there is a common misconception that application fees always go to the management company. This is not the case with A. T. Smith & CO. Fees are paid to the credit/background check companies and the platform who handles our tenant vetting process. You should have the refund from your application fee in your account already.We would like to apologize that you were unable to reach the property manager directly. We often urge our tenants and prospects to call our office line during business hours as our office manager is always at the front desk; ready to answer the phone and handle any questions or concerns when the property managers are helping other tenants and may not be available.This break in communication can be further exacerbated when emails (such as approval letters) are lost to your SPAM folder. Unfortunately, as much as it would make life easier for everyone concerned, we cannot control email filters. The best we can do is reach out to you in other ways as opportunity allows. It is unfortunate that your approval letter was buried in the mail system as it would have explained the 24-hour deposit window and the requirement of certified funds for your deposit.These policies are in place as a protection for us and for other people who have applied for the same property. We have been “ghosted” many times in the past by prospective tenants who string us along with promises of “I will bring my deposit in a couple of days” only to disappear entirely. Being ghosted is extremely unfair to the next person in line who is waiting and just as anxious about being approved as you are. For their sake, we instituted the 24-hour deposit window. The certified-funds policy is a deterrent against prospects who pay their deposit online or with a personal check only to tell their bank to put a stop-payment on the transaction or have the payment bounce. Again, this is unfair to the next prospect who must wait to know if they have been approved, hence the requirement of certified funds such as a cashier’s check from your bank or money orders from a local Safeway, King Soopers, Walmart, etc. who often have their courtesy counter open long after normal bank hours.You were the top choice for this property which is why you were approved. The property manager reached out to you as a courtesy because your deposit had not been delivered, she had not received any communication from you, and wanted to confirm you were still interested in renting the property. After the call you referenced, she was expecting a call back from you as soon as you had reached your destination and had a chance to find the email. She never heard back from you. After the allotted 24-hour deadline had passed and it seemed as though you had changed your mind about renting with us, she moved on to the next qualified applicant.Ultimately, it sounds as though this experience, while frustrating and unpleasant, is a result of communication issues; both verbal and electronic. We hope this response has helped to alleviate at least a little of your frustration although we know that, most likely, it will not change your opinion. We hope that you have better luck and find a home with a company that you can be happy with.Have a great day!
