    Since I was not able to respond to the response left by John Andersen, I am editing my original post regarding what a horrible real estate appraiser he is. DO NOT HIRE HIM. He is as unethical as they come. I had stated in my previous negative review that he had appraised my 9 unit beautiful apartment building, for $185,000 less than the agreed upon price by the buyer and myself. This was my third offer for $950,000, and actually had been under contract last July for $965,000. He immediately got defensive in his reply because I stated I am also an USPAP Certified Appraiser, and he basically called me a liar. Well, I am attaching proof, and I have been a certified appraiser since 1982 taking my first exam at that time. I had to take the exact same Colorado Real Estate USPAP to become certified in 2013, because there aren't Personal Property USPAP tests in the state of Colorado. I never said I was a licensed real estate appraiser; but I could have been. This goes to show his mentality. He also states that "the buyer and the lender" agreed with his appraisal. I GUESS SO! I would also love to steal a property for $185,000 less than the agreed upon price, and less risk for the bank; of course they would agree, who wouldn't! Sorry Mr. Andersen that I did not play into you and your friends hands of waiting until the very last minute before closing to lay your undefendable appraisal on me, just hoping I would cave and give it away. You picked the wrong person to try to take advantage of! You stated that you had trouble finding good comparables, which was very obvious, using old comparables dating back to 2018, but I found 4 much better comparables that sold in 2019 for much higher prices, all at $86,000 up to "per door" as is stated commonly in the commercial real estate industry, that you also chose to argue with, calling it "per unit". Those you chose to ignore are significant and you did so to purposely drive the value of the building down as low as you possibly could. You also falsely stated that my rents were above the averages, well I found proof that the rents you used as comparables also were not correct and found many others supporting the rent I charge. All rents are going up to $895 and it is justified given the quality of the apartments with their sunrooms, etc. The rent comparisons you used you once again chose the lowest you could find. Trust you will regret trying to pull a fast one for your friends, and you will not get by with what you have attempted to do.
