Think twice before considering this apartment complex. Despite its pleasant facade, including perfumed corridors, a gym, and a pool, the management's practices are anything but accommodating.
Be wary of their deposit policy. They will find every excuse to withhold your deposit, citing exorbitant charges for cleaning, carpet shampooing, and unspecified repairs. Don't be surprised if you're hit with a bill far exceeding any reasonable expectation.
Once you're locked into a lease, escaping is pricey. Early termination fees are through the roof, leaving you stuck in a tough spot.
This place is all about profit, not people. They won't lift a finger for your concerns or belongings. We lost our property, and management didn't bother checking the cameras.
To protect yourself, get everything in writing and insist on a thorough move-out inspection. Don't take their word for it; make sure they provide written proof that your apartment meets their standards.
Future tenants, take heed and explore other options. After a year of on-time payments, they slapped us with a 10% rent increase, showing they don't value loyalty or fairness. Save yourself the hassle and find a better, more honest place to live.

Experienced a disappointing situation with the Leassing office at Villas on the Boulevard. They not only charge for the application but also demand the rental deposit upfront before approval. Despite personal circumstances, my $700 deposit hasn't been refunded after cancellation. I suggest applying to places that only charge the application fee, not the deposit upfront, to avoid potential losses. Share to raise awareness! #Leassing #VillasOnTheBoulevard

****Rules apply only to residents disliked by manager.
We received notice for parking both motorcycle and car in the same single allotted parking lot. However we still see some folks doing that frequently without issues. So pretty sure the rules apply only to us and manager decides the basis on which folks will be targeted by management for towing.
****Another harrowing experience by current resident. Community Manager has taken vengeance by towing my motorcycle. Apartment community didn't give us any warning they towed my bike from my car parking lot. I got charged $250 + $125/day. Please stay away from this apartment. This happened on 12/15/2022. Only Apartment in the bay area where residents vehicle gets towed. Property Manager is a very toxic person who tracks and takes revenge. Please stay away from this community...Pure pain
Current Resident..Stolen Package..Worst Management Response..Stay Away..
We moved in recently to Villas on the Boulevard and ordered an item from Amazon.
1. UPS package was delivered on 16-Oct-20. Package tracking shows as delivered.
2. We got a concierge package pickup message on 16-Oct-20 at 10:10 AM
3. When we went to pickup the package from apartment locker. It wasn't there.
On Monday we explained our issue to the Management:
1. The lady in the lobby (Betsy Pedroza) was super rude.
2. Management don't trust their residents all they want is money.
3. Response from Pamela Marquez was the package was already picked up (Not sure by whom).
4. They didn't care or have the time to check the lockers for the package and the system error was ruled out even without doing any sort of basic check.
Worst community. Stay Away and Please don't ship any thing expensive if you are a resident.

Worst leasing office staff I've ever worked with. Seriously, do not rent here.
Never set up auto-pay with them. They charged me rent for 3 months after I moved out, the only way to get them to stop was to file a fraud claim with my bank to block payments.
Left >10 voicemails over two months asking them to call me back to help fix the issue and they never called back.
Apartment is decent.
