    Apartment was trashed when I arrived. Where does your cleaning fee go? Who knows? Elevators break often. Maintenance wont fix the broken refrigerator. Got trapped in the bathroom because the locks break easily. Sticky stains on the carpet when you arrived? Theyll send someone with a vacuum who cant really do anything. The people I see around here seem nice, I blame upper management.

    My daughter lives at the Grad and has been there for 2 yrs. I went to visit and fell in love with this place. The apartments are so beautiful, I love all the amenities this place has.

    Leasing staff nice& professional, but the company management ( assetliving?) doesn't seem to care anything other than getting your money. Loud Music at pool after midnight is very common but they don't care. If they are really interested in providing best service to tenants, they would have fixed the issue(s) based on the details provided, instead one would get a canned response (contact assetliving..). Ignoring the tenants issues and not responding to email messages seems in the company's DNA as change in management didn't improve things much. marketed as student housing(apparently they can't), 11.5months fixed lease term but have to pay for 12 months. Make sure, you read the insanely long and confusing lease document very carefully before you choose to sign. Several unfair terms like they can charge you even if they don't provide basic amenities like blinds, appliances etc. for the entire stay. If you go on vacation for more than few days or if you invite your friend to stay for a long weekend or if you don't move-in on the move-in day, they could default you even if you are paying rent regularly. Hopefully they didn't mean to do it that way. If so, not sure why it is included in the lease? To get more control on tenants stay or to have the ability to selectively go after people that they don't like, or save money by not providing promised facilities? Misleading annual utilities maintenance fee which is supposed to be charged only if the resident is responsible for utilities, but they charge anyway for every one (even though utilities are covered by the Grad) beginning of the year. Make it harder to get your own rental insurance that meets all requirements (like sewer backup which is apparently landlord's responsibility, only few insurance companies offer this for tenants) so that they can charge 60%more. Lease doesn't say how to give move-out notice (specifically says email is not considered as in writing). Expect to use Pre-Gen Z paper method? Lack of proper security and safety incidents are disturbing. Don't understand, why 'fire arms' are allowed inside the building that too in something marketed as student housing? Seems like not much safety checks either?.

    So many issues here, with no communication from the management. Elevators break all the time. Get used to taking the stairs. Someone was shot and killed on the floor beneath mine, yet security won't respond to concerned calls. My car was hit-and-run in the parking lot, and the management refuses to help. Parking garage door has been broken and left open for months, allowing access to anyone from the street. Many times the water has been out, both hot and cold. Several cases of Wi-Fi interruptions and power outages, frequently with no advanced warning. Lost packages. Hazardous electrical wires hanging from the ceiling for months where drunks have stolen the exit signs. When I moved in, the building was still under construction. Contractors came in and drilled into concrete above my bed to put in blinds, leaving dust everywhere. They did not clean up. Frequent false emergency alarms in the middle of the night, and no number to call to reach security after hours. Poor communication from staff regarding any issues. It is clear that the management is charging premium rent to live in a space that was built with parts and contractors of the lowest bidder. I've reached out to the staff many times and been met with no response. The willingness to communicate in their review response here is merely ostensible.
