My roommates and I recently signed a lease with Golden Properties and couldn't be more pleased with how the entire transaction went down.From our initial contact to see the unit, Michael was very responsive and accommodating, especially under COVID-19 'SIP' conditions. Michael was on-time to the showing and answered all of our questions/concerns sincerely. Our experience with Michael and Golden Properties has been nothing short of spectacular and I would highly recommend anyone looking for a property to rent to contact them immediately! We look forward to renting from them!

We're new tenants of Michael and Jim / Golden Properties and have had a wonderful, seamless experience end-to-end. Michael has been super responsive to our questions from day 1. The leasing and move-in processes were efficient and we have no complaints. There were a few things that needed to be done before we moved in, and they were addressed on time and as promised. We've had good and bad landlords / property managers across the past 15 years and so far they have been one of the best we've had.

Do not trust things this company promise during the visit. If it's not there, it will never ever happen. We've been fighting over backyard and reinforcing fences over 3 years, which it was promised during the initial visit. They only do the minimum touch ups right before the unit showing but never fix the problem. Our backyard was covered in cigarette butts over a year and they finally cleared right before the new unit showed. They don't check the background very seriously, so we ended up living with drug dealers and their entire party friends over a year. Even after reporting numbers of illegal activities and numbers of police reports, this company did offer the lease extension. So be prepared for your quality neighbors.Also they don't really enforce dog policy nor smoking policy. Our dear neighbor ended up having 3 dogs for 1 bedroom unit, while reported pitbull as lab mix, smoking freely in house day and night.They use only 2 main maintenance staff for hundreds of units they manage, one decent guy who is too busy for you and one crappy grandpa doing his job in the most terrible and inefficient ways - nothing gets fixed at once. Lastly, they increase rent 10% at their convenience where there's no rent control. So be alerted if you are planning to stay over a year.This company is there to just take your money at maximum level, do not expect them to be there for you or any improvement ever. They never answer your phone nor return to your voicemail once you sign the lease. Good luck!

I've been a tenant of Michael and Jim's for precisely two years with no problems. Jim is pretty hands-off, Michael was my usual point of contact and was very responsive. He replaced our stolen trash cans before we even raised the issue with him. The few problems that arose with the apartment were promptly fixed. They both made sure to check in with us before moving or trashing anything in the common areas that seemed unclaimed. Finally, a lot of flexibility was afforded to us when we were scrambling to find a subtenant to keep the unit. All in all, I'd be happy if all my landlords were like Jim and Michael.
