Please contact me before thinking about doing business with Carol L Morrow. She was our buyer agent for a new purchase in 2019 and did a decent job. In 2021, we decided to sell the house and purchase a new home. We agreed with Carol to a 4.5% total commission plus another .5% reduction because we were getting offers slightly below list price on our house. I didnt get the extra .5% commission in writing, and she didnt honor it. This cost us over $3,000. For the purchase of our new home, we decided to use Carol as well. She worked hard to find us a house in this hot market, and she agreed to give us $3,000 in general credit because the sellers agreed to only a $1,500 credit. We have this in writing. A few days before closing, there was a leak in the roof, and the seller agreed to give us an additional $18,730 credit towards closing costs. Because of this credit, Carol voided the $3,000 credit that she owed us from Compass. She informed us, while we were on our way to signing the closing docs, that there is a federal limit on credits ($19,630.18) that can be applied to closing costs. We are owed a total of $23,230 in credits. Also, the cost of the roof repair included an additional $2,125, which we had to pay out of pocket. This should have been the sellers responsibility. Also, she recommended us to a terrible lender, Randy Nathan, from Guaranteed Rate. He gave us a ton of misinformation and confused us to no end. We have sent a payment demand letter to Carol, and we will be suing her (and Guaranteed Rate) next. We are owed well over $8K. Please contact me at 2.4.0.4.7.6.8.5.2.7 before using her as an agent.
