I rented a space here for over 10 years. I had over 10 leaks from the first rain. It took over 4 years to fix all the leaks. When I left there still was a leak in the roof needing repair. I had water running under the roll up door and underneath the front door. I ended up with black mold. The unit behind me was growing marijuana plants and the irrigation systems leaked and water ran under the wall and ruined my mats. The owner said it was not his problem I need to work it out with the other tenant. I had windows that were supposed to open but were rusted out. My floors were damaged. When I left there was still black mold.
After a few years the owner started to add CAM's to my rent. This was to pay for landscaping, lighting and water. You pay these CAM's in addition to your rent. The CAM's during the year are just an estimate so at the end of the year you end up paying an additional $600-$1000. My place was only opened 4 tines per week for 2 hours. My water use was a toilet flush. Within the complex there were several breweries and one restaurant which used 100 times more water than we did but we all had to chip in and equally pay the water bill. So if a business used a lot of water the bill gets divided among all the tenants. This year the landlord was raising my rent by 25%.
If anything goes wrong in the bathroom, toilet, sink, water heater etc the tenant is responsible for getting it fixed. Every year the tenant has to get the roll up door professionally inspected and if needed repaired.
