    GROSS NEGLIGENCE – “the act of displaying extreme carelessness” Our complex in La Mesa went through fumigation. We were mandated by ASPM and our HOA to sign an agreement w/Accurate Termite basically waiving our rights to the process. On the last day, we received a phone a call stating that some of the screens were broken. We entered the home. We were burglarized. Our next-door neighbor had his guns stolen. The neighbor behind us also was victimized. I feel violated. It was not until we called the La Mesa PD that I learned the break-in’s during fumigation is quite common. I am outraged. Why didn’t ASPM warn us? Apparently, burglaries during the fumigation process is common. Afterall, ASPM states they have been managing properties for 50 years. Surely, they knew. When I called my insurance - AAA – I was told my insurance will go up.. Plus, there will be a 40% surcharge on top of the new rate. Now the cost of my insuring my home will increase. In addition, it was not disclosed that Accurate Termite sublets the fumigation work to Next Generation Termite. They never disclosed to us the name of the “guard” service during the fumigation – Bald Eagle Security. Everything was kept a secret. Afterwards, ASPM sent a mass communication e-mail to the homeowners: “We regret to inform you that during phase one of the termite tenting, three (3) units were burglarized. Of those three, two had multiple items stolen. Phase two begins next week. We urge you to please take all valuables, important documents, jewelry, guns, high priced items, etc. with you while you vacate the unit. These items are your responsibility to secure” I am a Senior Citizen. I feel abused. I feel deceived. What a terrible Property Management Company. ASPM-SD withheld common knowledge and information about the inherent crime danger. I strongly believe this was “gross negligence” on their part.

    We are a small community and I have not experienced a professional level of customer service that one might expect, especially in a small community. The manager assigned to our community is condescending often rude during Q&A with HOA members. Also, if community has repair needs for some reason and they are discussed during meetings, they are always the lowest bidder somehow, really interesting how that works out for them, company overall not very transparent and has a outdated website the interfacing is not user friendly at all, but I imagine that is on purpose since customers won't bother if it's too troublesome. Poor record keeping, not all minutes and other things are available online. Will vote not to have this contract renewed when their time is up.

    Mabel Garcia, Assistant Manager of our association management ASPM offered me extremely good and efficient service regarding my garage door replacement. So I want to thank her as well as letting many people know her quick and good professional work. After replacing my garage door, there was an incentive program that provides $300 for the owner of the house to promote cooperation for the management. Application was handled by my husband at the initial stage and I followed up, so there were some holes to satisfy the requirements. She pick up quickly, followed up, and informing me the status on timely bases. She brought up the matter to the general meeting for approval, while keep me informed. From my past experience, I did not expect such a good handling and timely follow up. I experienced a lot of delay in response which sometimes ended up being forgotten, or reminding several times. I felt I am not an important person. On the contrary Mabel made me feel like I am the only person who was communicating with her. I know she was very busy, but gave me the great attention and speed to solve the problem. Owing to her, my case was closed timely manner and I am very happy. And I want to thank you for providing excellent professional service. I am sure many residents will appreciate your good service. Thank you again. Sumiko Nagamine
