I highly recommend using Exeter as your Qualified Intermediary if you are doing a 1031 exchange. As I was making an effort to learn about the 1031 process and making calls to a few QIs, I learned that Exeter is bonded and subject to government oversight, which is apparently not the norm. Exeter was excellent at answering my many questions, including about some tricky scenarios; and they always gave me a lot of confidence. I also learned that Exeter would keep my funds in separate accounts in my name, which is much safer than what most escrow companies and QIs do. (Google Land America 1031 bankruptcy to see the ultimate worst case scenario of an escrow company or QI simply putting your funds in their own accounts.) Exeter handled my 1031 flawlessly and they were very accommodating. Before using any other QI, I recommend asking them if they are bonded, if they are subject to independent oversight, and how they will hold your money.
