image Jo was a great realtor up until the moment she was sure the sale was happening. Then she vanished. We struggled to get inspections, signings and everything involved in finalizing the sale.  I would never use her again or recommend her to anyone looking to buy a house.

image Jo Greene is a fantastic realtor! Her expertise at flipping houses and knowing what buyers are looking for helped me secure high sales prices for both of my Sacramento homes in 2017. Not only did she advise my husband and I on the right upgrades on both houses, but her team of contractors, tradesmen and stagers were affordable and professional. She and her team saved us so much time and money -- we're talking months and tens of thousands of dollars! Her Fix-and-List strategy is a must-have for anyone who wants to sell a home that has deferred maintenance and is cosmetically dated.

image I had a very bad experience with my prior agent, and so I fired him and found Joanna by driving around and looking for real estate signs in the area that I wanted to buy in.  That proved to be a good idea because I was very happy with this agent.  First of all, I had Jo sell the house that I was living in and she did a great job.  Lots of open houses held and she had flyers on a sign post that she had planted in front of the house.  When she listed it on the internet, she took lots of tasteful photographs and paid a deal of attention to describing every positive thing about the house and property.  Then, she actually got more for my house than I had listed for. After which, she found me a great house in Folsom.  Constantly on the lookout for the kind of house I was looking for.  She accompanied me to all the houses that had potential and we finally found one that fit the bill perfectly.  She was pretty hard nose on the negotiations and got me the price that I wanted.  Knocked about $14K off the listing price.  Thanks for the great service Jo.

image Wow! Someone actually beat me to it... Everything Jana T. wrote about Joanna Greene is on the dot. My agent has been trying to help finalize the deal for quite some time now. The listing agent Joanna is the most unprofessional realtor in the country. I don't even know how she got her realtor license. She doesn't have the sense of urgency to make sure the buying process is smooth and worry free. She is very unresponsive. My agent tried for more than 3 weeks to have her return documents and schedule an appointment for a home inspection, but she never returned any phone calls, text messages, or emails. This process is dragging on way too long!! I don't even know if this deal can close in time! Thank you Joanna for making my home buying experience the worst ever!

image Where do I begin....... Jo as she goes by was the sellers agent to the home that me & my man just purchased &  finally after more than a 2+ month long process after the seller accepted our offer; just closed & received the key for last night 01/09/14.... Home buying I am told should be a fun and exciting experience on the whole however I wouldn't know about that as ours was anything but that thanks to the less than professionally ethical actions of one Jo Greene real estate agent. In an attempt to stick to the facts of this awful experience which led to a waste of money, time; which is priceless, energies & did I mention precious time? I have decided to organize the list of unethical piss poor business practices I experienced in working with one Joanna Greene.....1. She withdrew the listing on the MLS within 3 hours after we submitted our offer to her.2. She then informed our broker that she had several offers on the home & that we should bring our highest offer back to her as the current one would not cut it. So we did, realizing rather quickly by doing some legit homework & putting two & two together that there were no other such offers.  3. She said the reason she pulled the listing was because she was going to change real estate firms & didn't want the sale to go to Keller Williams Realty so we believed her. Jo then said we would have to wait several days in order for her to re-list the home & or officially accept our offer/present it to the sellers...   Bait n Switch: Let's just say that if your an agent doing business with this person you might want to get your commission percentages for your part of the transaction in writing first before going any further..... Get it?4. She would not schedule the pest inspections, home inspections, repairs & the like & it was the sellers responsibility to pay for them in our signed contract therefore the sellers agent should be handling this & in a timely fashion as well. Therefore our broker had to do it ALL. Including being there each time the inspections & repairs needed to be done.. When said repairs had to be done she would go MIA making it either impossible to proceed or later she would complain as to the repairs that needed to be done particularly the termite & water damage that was present & not done correctly by the sellers previously hired contractor with no proof of such repairs only verbal statements.5. Early on she refused to communicate with our broker making it necessary for the company handling our escrow to be the liaison between our broker & herself and between the sellers & our broker as paperwork on her end kept coming up MIA leading to ridiculous delays in the process.... By her doing this she slowed the what should have been quick & efficient into beyond exhaustive & frustrating for all parties involved.6. Jo sat on certain required pages of the purchasing contract for weeks at a time delaying the process. Each time we would discover documents missing & then trace them back to her she would provide them but always late in the day killing yet another "business" day.7. Jo submitted an addendum in an attempt to charge us $50 for every day after the initially mutually agreed upon close date expecting us to pay for it. She post dated it back several weeks before the day she submitted it to our broker earlier this week January 2014.8. She removed the key in the lock box when she & our broker had scheduled a joint walk thru of the home to inspect the repairs in progress together. Seeings as how she had not seen them due to the fact that she wouldn't schedule them herself nor be made available for contacting. Our broker headed over to the house & was speaking with Jo on the phone she rushed over & removed the key to the home & then didn't return to do the walk thru with our broker further delaying the closing process.9. Had one of the pest repair people not have still have had an extra key to the home due to the amount of repairs that needed to be done, the repairs still would not have been completed & escrow still would not have closed. 10. On the day of the home's title officially transferring had it had not have been for the extra key listed above in 9 we still would not have a key to our new home as Jo still has not made contact with our broker offering it up even today..... 11. Late disclosure in email format only: A mere matter of weeks before closing Jo forwarded an email from the seller stating "Oh, by the way, we forgot to mention the aggressive dogs next door". Making no mention of it in the legal disclosure portion of the contract signed months earlier. I've since met the mentally unstable neighbor & confirmed the viciousness of the 2 dogs...Too bad we can't send her a bill for the monies we ended up having to come out of pocket for having to stay in a hotel for a week & a half for a home that should have closed before Christmas. Need I say more?
