image This is my first time buying a home. I did not know what to expect. Jackie was super nice and made the experience friendly. They were promptly on time and very efficient. I am happy I received my appraisal through this company! Recommendations for sure!

image I paid the appraiser to come look at my house so that I could buy it, after waiting to get the review, I was told that my yard and the inside of my home needed to be free of any personal items. Which is ridiculous to ask, to have it cleared out of personal items for an inspection in the house you live in. I was also charged double the quote of the appraisal. Then the appraiser came back but said they needed to return a third time. When she returned for the third time, she hung up on the real estate agent who I am working with after being very short with her. She said she would be here no later than 12pm but didn't bother to show up until after 12:30pm. My husband was home at this time but she sat outside my fence and honked then left all within just a matter of minutes. When asked to return to do the inspection, she refused to come back. I also learned that she is not a licensed appraiser, her husband is, yet she is doing the inspections., which is illegal I believe. I feel that I should be reimbursed for having to deal with such an unprofessional group of individuals that cannot do their job correctly. If I could give less than 1 star for a rating I would and I will recommend everyone to NOT use this company.
***Edited after response: My husband went outside as soon as I got the call that she was there. She was nowhere in sight. Her unprofessionalism of hanging up on the realtor is ridiculous. She was rude and that is uncalled for. Speaking on the armoire, it has been there the entire time. Obviously her and you did not do your job if you did not notice the huge wooden armoire in the room. Also the stove hood was never not hanging right. It was installed after the first inspection.

We deeply regret that our services and the way our business is conducted does not meet with your approval, but please do understand that our schedule is extremely tight, and that for the most part licensed agents have a pretty fair idea of what to expect from the appraisal process even if the borrower may not. Let me try and briefly explain, and with initial clarity that you were applying for an FHA insured loan. Such loans have strict criteria and require a greater level of detail with regard to inspections, and their primary concern is the health and safety of their borrowers. Similarly, I have very strong concerns regarding the health and safety of myself and my staff. My assistant is just that..... my assistant. She takes all photos and has a very keen memory. She does not appraise, does not prepare reports, and does not require a license to perform such tasks. She has never performed any inspection at any property when I have not been present, and she does not specify an exact time of arrival unless your property happens to be the first one of the day. Beyond that, we cannot control what happens prior to your scheduled inspection, nor how long it might take to satisfy your lender with regard to your individual property. Your lender is our client, and we act on their behalf, and answer to them with regard to each and every assignment guideline they provide to us. In order to perform effectively, we need reasonable access to all areas of the property to view and form opinions as to features, conditions, and health & safety issues as may be applicable. This does NOT mean the occupant must remove furniture and all personal property, but it DOES mean that the premises cannot be so cluttered as to preclude the ability to effectively view the entire property, and it certainly does not mean that the property can be gated with two dogs barking at the gate as a warning not to enter. We needn't dwell on this, but please also understand that in addition to honking the horn to gain attention, we also called your agent from the property to let her know that it did not appear that anyone was home, and that we could not wait for you to arrive home again. Quite honestly, we arrived at precisely 12:20pm, called your agent immediately when you did not respond, and did not hear back from your agent until 1:30pm, saying that you were home the entire time. It is regrettable when such things happen, for sure, but understand that we had already returned to your home once at no charge to assure your lender that the stove hood was no longer hanging down from its mounting, and today was to confirm to your lender that the room used as the only bedroom has had a closet installed since our initial visit when the room did not have a closet. This is a lender requirement if we are to consider this room a bedroom, and your agent was likely aware of that before the appraisal was ever ordered. With apologies, it takes all parties to the transaction to act responsibly, not just the appraiser. Nonetheless, we sincerely regret your experience with us and wish to let you know that these events are the exception rather than the rule.
