I sold a home on 12/8/21. Equitable Title Company was the buyers title company. The original close date was 11/30/21. We needed to submit two cure notices due to this companys lack of responsiveness and errors. Both reasons for cure notice was not the actual buyers issue, they were errors on the part of Equitable Title Company. They never apologized, hard to contact by my realtor, poor communication and to the very last minute of the deal, unfriendly, dismissive and incompetent. If you want a high probability that your title company will put you in breach of contract, Equitable Title Company is the company for you. If you are selling and your buyer has this company, put on your brown pants, because you are in for a ride. Its time for a better approach is their slogan, if their approach is better, I would hate to see what the other approach is.
