Overall, the area is great and the community and staff as a whole are pretty solid but a few bad apples ruin the experience for others. In the year-plus that we lived here, a majority of people left their dog’s feces for someone else to clean up (often the maintenance staff), despite numerous emails and notices being sent to the residents. Furthermore, the lack of adequate uncovered parking and the many residents with work trucks or more than the allotted number of cars, created a situation that was beyond frustrating. Walking halfway across the community with all your groceries, a baby, and then up the stairs simply became exhausting. Nevertheless, we had planned to renew given how much we liked the N. Phoenix-area, but as previously outlined, the new rent price was simply too much to justify given some of the other things we were dealing with. The worst part though was the bill they hit us with for the carpet after we’d moved out; they waited until after we signed our new lease and had moved out to conduct their inspection (almost a full week after we were already living in our new place) and let us know they were keeping the security deposit in-full to replace the carpet we supposedly damaged. It would have been nice to see the “damage†first-hand for ourselves rather than simply taking their word for it along with some blurry pictures to justify the $1000+ they took to replace the carpet in our 2 BDR apartment… *EDIT* I stand corrected; we did break our lease (after initially renewing for another year only to then change to a M2M) but let’s not cloud reality. You were happy to see us leave, knowing full-well you could get an additional $500+ / per month for the unit under the guise of “changing market conditionsâ€. Please don’t paint the picture like it was some big favor; yes, you worked with us and our fluid situation, but only because it stood to benefit your bottom line. Watch out for Mark-Taylor!

We saw a dramatic increase in rent of $200 ($1350 to $1550). Was given 2 weeks to decide if we could afford it. We needed to figure out what we wanted to do, so I responded 10 days after the 2 week deadline and they increased it another $70. That is a 4.5% increase to the original rent offer in 10 days and now up to a $270 increase. The new offer is even more than the original month to month offer ($1596). The first time I renewed, it was not like this and I was given ample time to make a decision. Not to mention that throughout this pandemic, I have paid my rent each month diligently and on time. I hope more people come on here and leave bad reviews if their gouging of good tenants continues. If you're thinking of moving here, look elsewhere.

From $1,340.00 to $2,135.00. If your lease expires they will honor the contracted rate for one month. THEN INCREASE YOU LIKE NO OTHER. See for yourself, contract and letter are here. Been a resident for the past 15 months and really loved it but this has spoiled the honeymoon. Because the market is up they can do this and is why they are, so I was just told.
