    Great idea, but poor execution. The concept of a small community with an edible garden was something that has not really been done in Phoenix before, at least not to my knowledge. Upon entering the community during construction, I was struck by the fruit trees and various types of edible plants throughout the community. What was once a selling point has quickly turned into an eye sore. Now, in the community for over a year, MAK pulled out and left us, as a community, without the resources to maintain what they initiated. Everything started to die, we're pulling trees and plants left and right. The two gates into and out of the community has been riddled with issues and we've been left with major expenses to repair and maintain what seems to have just been for the eyes only. When I moved into the community, it was made clear that all common areas were the responsibility of the community. Now, it seems as if we are all left to fend for ourselves with the landscaping, all the while depending on a watering system that is ill equipped to keep the plants alive. The biggest gripe I have is that MAK was unable to sell their larger homes within the community, so they chose to sell to a rental company. We have been having so many issues with trying to communicate with this rental agency/home owner to address concerns with tenants. Now, whoever lives in my home in the future, or in my little culd-a-sac will forever be faced with renters coming and going from a rental agency that is non-responsive and obviously not doing a good job vetting their renters. My caution is this, if you purchase in another community created by MAK, be prepared to be left with a landscape environment that cannot be kept up with the HOA resources available, after they pull out. Be very clear and do your due diligence to find out what is taken care of by the association and what is your responsibility for landscaping. Also, be prepared to have them sell to rental companies/investors if they feel that their properties are not going to sell or sell quickly enough. Workmanship is mediocre. The walls are pretty thin, the homes are too close together, the windows are drafty and their employees do all the work. Nice guys, but they complete all the finishes after the framing, siding, plumbing and electrical is completed.
