We have lived at the 4700 N. 40th Street property since June, 2021 - we were so excited to live here, as it's a great location and attractive property. Don't let looks and location fool you...right from the start it was a bumpy ride - issues with the contract, issues with the garage door opener - it wouldn't open, garbage from the previous tenant left in the garage that we had to get rid of, carpet not clean and no fresh paint where it was clearly needed. The rooftop balcony is a lovely idea, but it's dirty and dusty with no access to water for keeping it clean (dirty when we moved in, as were the bedroom balconies). Then, there are the bugs...sooo many crickets and we had a scorpion in our kitchen sink! Our neighbors have complained of scorpions as well, there are a lot of moths, red ants and other little bugs too. As a tenant, you are responsible for bug straying - so expect to add that to your expenses each month. Then as you can see - there's a serious trash issue. These pics were taken today - similar pics were taken well over a month ago and much of the same trash remains. It's disgusting - dirty, smelly and frustrating, especially when rent is so high. We've requested that they have someone clean the area and nothing has happened yet. Lastly, there's some issue with the kitchen light fixture, as bulbs are constantly burning out. As tenants we are responsible for bulb replacement - and if maintenance changes your bulbs without your consent you get charged for the bulbs and for the handyman bill (not good!). So, needless to say, we don't recommend this property. There are so many beautiful places in the Phoenix area...you can do better for the price.

I disclosed my credit score before applying, was told it would not be an issue, after applying I was rejected for - you guessed it - my credit score, but hey at least they made their money, right?
