WARNING: IF YOU ARE A HOMEOWNER AND/OR BOARD MEMBER SHOPPING AROUND FOR A MANAGEMENT COMPANY FOR YOUR HOA, FIND ANOTHER. My family has lived in the same home in our community since we built the house in 1988. As with any HOA, there have been good times and bad. An HOA management company should offer value, but this company is poorly managed. It's hard to know where to begin with them... Since they took over management of our HOA, they have processed 3 payments from us. Each time, they cash the check and then conveniently "process" it at least two weeks after receiving it. Our January 1, 2022 HOA payment was cashed 12/24/21 and they posted it to our account 1/10/22, dangerously close to the 15 day grace period. This is how they operate. This saga really began last year, when they took over management of our HOA. We were informed of this on December 28, 2020. They also raised our HOA fees -- no problem with that -- but then "processed" our check 2+ weeks after cashing it (per bank records) and then assessed a late fee. I did not realize this until July, 2021, when we received a statement with six months' worth of late fees. They told me it's because my January 1, 2021 check was "processed" after the grace period date, which is 1/15. (The check was mailed to them on 12/29 (they day after we were informed they were now managing our HOA). They actually, according to their own records, "processed" the check 1/12/21, 3 days before the grace period, but still almost two weeks after they received it. When I pushed them on this they said they would "waive" the late fees as a "one-time courtesy." Furious, I mentioned this to neighbors, who had the EXACT SAME ISSUE. When I called Ohana back, they changed their story. "It was a glitch in our system, impacting a couple residents." They told me no one else made them aware of the problem, however. Fancy that: We are talking about $90 PER HOMEOWNER! What a racket. Upon further investigation and pressure to our board, we learned this problem actually impacted multiple (conveniently undisclosed) homeowners. Ask yourself: how many other HOAs and homeowners under their "management" did this glitch impact? And why are they relying on homeowners to notify them of their error? This is only the tip of the iceberg. Don't even get me started on the nasty grams they've sent our friendly neighborhood for minutiae. So, I continue to request removal of the "late fees" and the "waiver/credit" from our bill but they keep carrying it forward as such, when they never should have been charged or "waived" to our account in the first place. They claim it's a software issue. - Ohana will not own their mistakes. - They will not correct errors. - They will not apologize. - They lie. - They cheat homeowners. - They throw HOA board members under the bus for Ohana's mismanagement. - They engage attorneys for appeals to waste your HOA funds when homeowners inquire about their frivolous sanctions for minutiae. - They will not improve your community, instead they become a blight. Our friendly, quiet and peaceful neighborhood is shaken by disasters Ohana has introduced into our community. Bottom line: This is a terrible business. Run as fast as you can from them.
