give the Tyler community a bad name. Tyler TX is in bad shape with these types of Properties. Do not rent from them they are

Hello,I am sorry to hear that you had a negative experience with us. Could you please tell me which property you rented from us so I can investigate the issue. Unfortunately crime does not have a physical address, and it can happen anywhere. Considering that we do not have an office onsite on all of our properties, we do depend on our tenants to inform us when they notice any issues so we can handle them. We cannot address something if we are not made aware of it.Our company policy is that we notify tenants 24 hours in advance before we have to enter their unit for any reason. However there are instances that prevent us from giving a 24 hour notice such as maintenance needing access to their unit to fix a maintenance issue. We send notifications via text, phone calls, email, and include schedule times on our monthly newsletter when pest control or filter services are going to be on site in the hopes that the tenant can make arrangements if needed. When tenants move in, our policy is to give the tenant a Move-In & Move-Out Inspection checklist that will allow them the opportunity to document anything that might be wrong with the unit with ample time to do so (7 days after their move in date). That same inspection is used at the time of move out, of course normal wear and tear is taken into account upon the move out walkthrough. If there are any issues with the unit that are not documented, per company policy we take pictures and provide a final disposition of deposit to the tenant (given that they provide a forwarding address at the time of move out) and they are liable for cleaning and damages as stated on their lease agreement.I am confused of what you are referring to "Disease & Dysfunctional" perhaps you might have the company confused with another one. The problem came when I heard the manager discussing my eviction notice with the next door neighbors about 2 years back.
Furthermore they dont ask questions if there is a problem , they make assumptions . They had a new office manager who texted me: we HEARD some one was in your house that is not supposed to be on the property, they have 24 hrs to leave . This was incorrect , and I was at work at Sanderson , there was no one in my apartment.
In the same breath an actual VISITOR of mines car got broken into , I made police report about it . They said they couldnt see it on their camera.
Yall assumed my visitor was the issue.
After it happened I recieved a text , Your visitor is not allowed on the premises. when I called to clarify this, they assumed my visitor was the one arrested .
My visitor ran away from the car when they realized the criminal had a gun in his hand and ran to the wrong door. So they said it was a disturbance on my part .
As I lived there Management initially tried to come in my apartment several times unnannounced since I moved in. This is also how I would later hear management discussing my legal information with my neighbors.
Neither one of those situations should have been taken as lightly as they were.

Hello,We are sorry to hear about your experience with ARBOR CREEK APARTMENTS. Please contact the property manager for that property to address those issues. I can assure you that we have a process before we go into someones unit, and never go in without tenant being aware that we are going to enter their unit as stated on the lease agreement. As far as management discussing your personal information or eviction with other neighbors, did you contact upper management about that?? I will personally review your file and all the notes on it, and will address any discrepancies with the onsite property manager to make sure they are following company policy.Have a great day.
