Terrible property management company! After discovering mold growing on multiple walls in a unit I planned to move into, they refused to refund my security deposit. Please do a thorough inspection for their units before you sign a lease like I did.

Currently live in one of the Strat Managed Properties in Mission Beach and couldnt be more happier. Management is quick to respond if anything comes up and send maintenance over in less than a day. Paying rent is swift and easy through the tenant portal and can place maintenance request on there as well. Couldnt be any more satisfied with this property management company!

Our building has been an absolute disaster since STRAT took over a couple of years ago. We have packages stolen on a consistent basis, and they absolutely REFUSE to do anything about it. Every single rental building on this block has either a lockbox or code box so that UPS, Fedex, etc. can safely deliver packages. Most people in this building work, and it's extremely frustrating to have our stuff stolen - and now we're even having stuff stolen from INSIDE the building. They don't clean the place, and it's falling apart - and this building was built in the 70's, but they keep jacking the rent up for everyone. We have a bunch of lowlifes parking in our building who don't even live here AND we've found baggies with white residue and syringes with brown stuff in our tiny parking area that only holds 5 cars. We've complained incessantly to them about this, and they won't even install a cheap security camera! Tread with caution and ask questions before you sign your life over to these people. You're welcome.

EXCELLENT MANAGEMENT!I HAVE LIVED HERE HAPPILY FOR MANY YEARS. ONLY HAVE HAD POSITIVE EXPERIENCES WHEN DEALING WITH THE MANAGEMENT. ITS GREAT TO HAVE THE FEELING A SAFE AND SUPPORTIVE LAND LORD AND MANAGEMENT TEAM GIVES US. From renewing leases to repairs to walkways or laundry room upgrades they have always been fast, kind and professional. I know the market is tough out there and still they treat us like family. We have good vibes at this apartment complex knowing we're safe and cared for here. They always text us a heads up for anything upcoming such as building maintenance or scheduled SDG&E power outages. It's nice to see they are not all about money and see us as fellow human beings. They have always responded to my inquiries quickly and are pleasant to talk to. They even have a ton of pretty flowers growing all over the entrance way. You will have good experience with them.
