    If I could leave no stars I would. These people will act like they care about you and want the best for you but they don't. All they want to do is pressure you into signing a purchase agreement to get your deposit and pressure you not to back out. Here is what happened to me. I was contacted by John from LGI initially to invite me to the Grand Opening event at their newest community. When I asked him the prices of the homes at the new community he told me the mid 100s. I specifically asked if I would be meeting with him at the event and he said "Absolutely!" Both of those statements were false. When I got there I told them I had an appointment with John, but instead, Lori came to help me. Lori told me the new Tesla factory would be going in close to the town of Elgin. This was a prime reason why I thought the home would be a good investment for me, so I asked more questions about it. I specifically asked where the Tesla factory would be and she told me it was going "in-between Manor and Elgin". This was completely false. The Tesla factory is going in near the airport in another part of the Austin metro area. It's a 35 minutes drive instead of a 5-10 minute drive. She later claimed we had a "misunderstanding" about this piece of information. Lori also told me the schools in Elgin are fantastic. This is also completely false as shown by their own accountability ratings on the Elgin ISD website. The schools have mostly F ratings interspersed with Ds. She then later told me I was looking at the wrong information without even knowing (or asking) what website I was looking at. Her claims were apparently based on the opinions of the school officials she met with, not actual facts. Lori told me that she has been selling homes for 11 years and that based on what she saw of my finances when getting my initial pre-approval she was "99.99 percent sure" I would qualify for the USDA loan. This was also false and a claim she never should have made. If she has been doing this for 11 years then she should know that there are many factors needed to qualify and making such a claim would give me false hope. She should have cautioned me that if I did not qualify I would need to be able to come up with a down payment. Her confidence in my ability to qualify was a direct major reason why I agreed to hand over $1000 (a third of my savings) and sign the purchase agreement. In regards to the $1000 deposit, I asked Lori if it was refundable if "for any reason" the sale did not go through. She said "Absolutely!", she went on to say that of course they wouldn't hold onto the money because it was going towards the mortgage and if there was no mortgage there would be no reason to keep it. In later a conversation she claimed I misunderstood what she said. Lastly, the purchase price I was initially told turned out to be wrong. Only after I said I would not be able to purchase the home did a lot of the stated price "become available". Given everything else that happened, I don't believe this is true. Lori also claimed this was another "misunderstanding" in a later conversation. I called and left a message for the sales manager Brandon at one point because I wanted to discuss everything that had happened. But instead of him calling me back Lori called and we had a conversation that was very distressing for me. She used high-pressure tactics to make me feel like not buying a home would result in ruining my childrens' futures. After I got off the phone with her I broke down crying. Based on everything that happened and seeing all the tactics used I can only believe that LGI only ever cared about selling me a home by whatever means necessary, regardless of whether it was in my best interest or not. I did not qualify for USDA, which now that I know more about these programs it is not at all surprising. Unfortunately I could not afford the FHA loan and down payment even if on paper it looks like I could. But since I did qualify for a loan LGI gets to keep my $1000 and I'm essentially screwed.
