    DO NOT RENT FROM THIS AGENCY Editing my review to add: They have reported my wife's and My comments as "fake engagement" and are trying to suppress our reviews to keep it out of the public sphere. They treated us incredibly poorly, worked with our downstairs neighbor to make our lives unsafe and a living nightmare per his admission because they both wanted us gone. They engaged in unjust enrichment because they took the cost to replace the door that we did repair and deduct on to try and did not apply it because they didn't "approve" the fix to keep me and my family safe and took literally a year to do anything about it. They came to protection orders hearings for TPOs I requested and they sat in the back if the courtroom and laughed. They have made me only feel comfortable literally moving to another continent to stay away from them since they abuse the court system and do unethical and inappropriate/illegal tactics to inflict psychological and physical harm to people that disagree with then and laugh while doing it. I understand from a business perspective they may try to handle things in a cost effective way and they may just see me as a problem tenant considering I had complained and I didn't pay rent as a form of way to force repairs in terms of withholding rent to encourage a repair that eventually led to me paying rent and giving them a final notice before repair and deduct. They blame the property owner for their reasons for not doing anything but both the property owner and the property management company (Fox) need to learn to abide by laws to protect tenants such as warranty of habitability. That being said they laugh because they have the upper hand in abusing the situation, if they dont do their job the law allows us to take them to court to try and fix it without much recouse but if we don't do ours they have more protections and thats a state law issue, despite Colorado starting to move toward more protections for renters, the citizens still in the state that haven't jumped ship to another country need to push their legislators to make the penalties harsher for abusive landlords as shown here. We shouldn't breed a culture that allows this to continue. Original Review They don't follow the law on numerous occasions and try to bully and harass you so you let them do things how they want even if its against the law. I had a warranty of habitability issue since January. I was trying to work with them on this for a year now. They didn't even have people look at it until this month. My house gets ungodly cold because the back door isn't sealed properly. Then, I was told they don't think it's a warranty of habitability issue so I have to wait on them. My apartment gets down to 35F at times and i have to leave to go to my moms to keep my family, including my 2 year old, safe. But it's not a warranty of habitability issue? Then I say I'm going to repair and deduct the rent, and they already had 2 estimates but the property owner said it was too expensive so he didn't want to do it. So I gave them notice that if it isn't fixed within 4 days I would be hiring my own contractor to fix it. Notably, due to the severity, they are only allowed 24 hours to start fixing the problem. Buy they had since January, and then after j hire my own contractor they are saying I didn't work them and they don't accept that I have my own contractor and want to use their own. AFTER TWELVE MONTHS of waiting. And they still want to bully me. They don't care about their tenants. They will make sure you comply with your end on day 1 or anything going slightly awry but if it's something they are supposed to do.on numerous occasions they have just ignored doing things properly or they have ignored caring for their property. They usually say it's because they were hired to do what the property owner wants, but they can't use that as negligence to the law. It is very upsetting. Stay away from this company. I don't want to see anyone else get so psychologically traumatized by this company as me and my family have had to endure.

This reviewer falsified information as a tenant, didn't pay rent for months and months and months and left the property is terrible condition. In my 20+ years in real estate I have never experienced such a difficult tenant situation. They still owe $10K in back rent and damage to the property.
