        Insanely unprofessional and discriminating! They (Julie and her supervisor) told me my application looked great but I needed an employment offer letter. I gave the offer letter to them and then they denied me because they didnt believe I could work on the computer for a company in Kansas. They never refunded my money like the Colorado law states they must! Can only imaging how horrible the service must be once you rent a unit!

        Stole our application fee. We called and asked what the exact parameters of the application was. We met all of them but they lied and said to go by AGI. Who counts expenses in Gross Income? Nobody. They are lying thieves.

        Thieves. Do not understand basic accounting. Gave them all the Information and still said could not verify income. They will steal from you.

        Have rented with them for going into a year now, live in Wolf Ranch and I will say as a former property manager myself, they are great. They are on top of work orders in a speedy fashion, they answer your emails and calls, they were prompt at move in and overall 5-stars! Can't imagine why anyone would rate them less unless they were not complying with their own contract. I have had NO complaints or issues. Keep it going!! All I have to left to experience is the move out process and deposit refund so if this is not updated it obviously went as expected :)

      Contrary to the reviewers claim, Colorado law require a refund of an application fee. We disclose our criteria prior to a showing and prior to submitting an application and collecting this fee and include likely disqualifications. One of them is needing provable, current income of twice the rent. This applicant initially said he didn't have income but he had money in his account. When we told him he had to have income and an offer letter would suffice, he told our staff he could just forge one. Less than an hour later he provided a letter. In discussing the application after denial, this applicant became belligerent and derogatory to our staff. We stand firm in our decision and wish him the best in his home search.

      When applicants are self-employed, we use the previous year's tax return to verify an adjusted gross income of 2x the rent. This process is similar to the process lenders use to qualify self-employed individuals for a mortgage. Unfortunately, this application didn't meet this criteria. In addition, when our office reached out for clarifying information, one of the applicants became hostile with our staff. We wish you luck in your home search.
