    They say they can enter home while we here or not but inform tenants late about anything that's due to happen the paper that comes to the door always have the wrong dates its April how do I get a redetermination letter from Feb 2 on the last day of March...then nobody answers the phone office always locked other than maintenance who works here?

    Wouldnt recommend this spot if it was the last place standing. Within a month of me staying here things began breaking, fall apart and the rodents. Notified Karmela Feaster about the issues. She looked me dead in my face and told me, You are slow. This is a low income building. We dont do repairs. I left Karmela alone, she continued to pick with me. Threatening to evict me for false accusations, most I believe she truly made up. After putting up with the issues for months I reached out to Aaron at Vesta Corp he contacted me back then blocked my number and stopped responding to emails. Another few months went by I was finally able to speak with Lisa Badell who stated Aaron was ignoring me because they were evicting me. I told her my issues and she told me thats he say.. she say. Lisa, Cindy Newbury and Karmela continued to harass me with eviction notices with made up accusations. My lawyer was able to look and see that they never filed an eviction. Just kept leaving threats on my door. Then the cherry on the top when I finally did move Karmela Fester on purposely did not report to HUD that I moved! If I never contacted HUD to cover myself Vesta Corp/Regency Square could still be collecting over $1,000 in rent. My apartment by the time I moved was literally unlivable and they refused to fix anything. This is just a icebreaker of the problems with this property, mainly the property manager. Karmela would refuse my rent payments, she would leave notices on my door last minute so therefore maintenance enter unexpected or I would miss important dates. She would gossip in the common area about threatening me. She even took it so far as to try to contact my childs father. Ive reported Karmela to HUD twice and countless times to Vesta Corp. No resolutions and HUD told me the situation does not fall under being discriminatory.

    This place is horrific Im so sorry I had to come and write this review to start those pictures I would like to know which apartment looks that nice? My apartment was not up to par when I first moved there unfortunately I was desperate to move there was still debris from previous tenants under the heating vents carpets old and brown not properly sealed completely detached from the wall lets not talk about the rodents my goodness they practically lived with you made themselves very comfortable eating my groceries running across my dishes I had to refrigerate everything and store my dishes on top of the refrigerator there was always a new property manager Ive met 5 within the 6 years I lived there rent goes up and down never the same amount maintenance was always someone different never knew when they were coming I wouldnt recommend this place unless this was your only and last option my children hate this place they dont even like to ride pass here do better vesta if I had the photos I would upload all of the mice droppings and the mice themselves beware and Im an actual previous tenant no fake review

    This property is the worst! Yes you have property in other states that are nice but your Cleveland locations, especially Regency is neglected by far. I am the person who wrote the proposal\grant for the property which is now the playground amongst other things b4 Vesta took over. I am also a long time tenant. There are several and i do mean several issues with this building that Vesta got a substantial amount of funding for renovation. Pest control has NO control, security yeah right, several building issues, for ex; air, steps, floors, walls, electrical heck u name it. This place does the bare minimum for its tenants! This company gets over starting at $1000 a 1bdrm unit! I Do Not complain and I Do comply to my lease. This is unacceptable! Will take further action!
