Don't be a sucker like me. They offer you free rent for signing a long term lease. In my case they offered me 4 months free rent for signing a 4 year lease. Unlike other shopping centers where the free rent usually starts after you are given a reasonable time to open, these guys started a week after the last tenant moved out. Yes I did sign the lease but they required me to sign a lease even before I had a chance to inspect the space (someone was already there). Of course having good experiences with my other locations, I assumed they would give me reasonable time to open so that: inspections be done, their repair work done (patching holes, etc.), lighted signs ordered and installed, and the usual things we businesses have to do to get open. IF I can save even one other person from being in my position, this review has done its job. Oh by the way, when I asked them why I was not given a reasonable time to open before the free rent began their reply: "you should have seen it in the welcome letter." I agree I should have never trusted these guys from day one. So don't be like me and go through this situation and make sure they give a reasonable time to upfit and open before your "free rent" begins.
