Update: a week later and they are still not done. Cut down a huge tree today and just left it lying in the middle of our driveway where nobody can drive in and out I live next to a house that this place manages. They forced us to move our cars for 2 days because they were trimming trees that were barely on our property and then wasnt finished after 2 days and left limbs all over our property where we couldnt park our cars. I called the office and the guy just said he would tell them to move them and did not apologize and just hung up abruptly. Extremely rude and inconsiderate because it is impossible to find free parking in chapel hill but the tree guys were yelling at us to move. I cant imagine how they treat their tenants

Residing in a property managed by Dunlap Lilley was the worst living experience I have had throughout my time as a renter. Although the company may not have been responsible for fixing all of the problems I endured living at this home, their job was to at least make the tenant feel heard and safe. This was never experienced. Some of the standout problems experienced living in a Dunlap Lilley property on Edwards St. in Chapel Hill: - Within the first week of living at the home, the upstairs bathroom flooded due to a broken toilet, which leaked through the ceiling and onto our TV in the living room. Their response to the maintenance request was "are you sure?" This was followed by a $300 water bill that month. We were able to combat the bill once the toilet was fixed but it was a very frustrating and drawn out process. - No hot water in the showers at any point. Numerous trips were made to the house to fix this, it would last for maybe a week and then it was back to 3 minute showers. - The dishwasher broke 1 month into living at the property. It took 2 months for it to be fixed, which only happened when a tenant's father called and intimidated them. - Leaking sewage from the neighbor's septic tank the entire year. (also a Dunlap Lilley property) Enjoying any of our outdoor spaces was impossible. - Eventually our septic tank broke as well. My bedroom had its own door that was 10 feet from this tank, thus I was smelling raw sewage and tracking it in from outside for months. No successful attempts were made to fix this despite numerous maintenance requests. (***see attached video) - Our mail was stolen every day for at least 6 months. (started during the holiday season) The post office would not let us stop mail delivery and personally pick up. Despite our pleas for locks on our mailbox Dunlap Lilley's response was a) try to be there when it's dropped off or b) put up a sign that says smile you're on camera. - The house was broken into and they were contacted just so they were made aware of the lack of safety in the neighborhood. No response. - We requested discussion of a rent reduction due to multiple parent layoffs and lack of income during the pandemic. No response. - Multiple bug infestations of different varieties. - The house is old and outdated. It never felt clean and was gross upon move-in despite being told a cleaning crew had visited that week. Additionally we installed cameras and caught suspicious activity almost everyday. This is not Dunlap Lilley's fault but I would advise anyone from residing on this street. I am aware that Dunlap Lilley cannot be held responsible for all of these complaints but they were overall rude and untimely. It seemed like they were overwhelmed with the amount of properties they were managing and did not have time for us. We did receive our full security deposit back which is the only reason for the second star. They were aware of the terrible condition the house was in and couldn't tell what was there before us and after. The worst possible home to be in during a year of online classes.

After talking with one of their realtors for three days about a house and making it clear I was in the middle of the application, the house was randomly taken off the website and marked as unavailable. I called their office and the man was very rude, telling me that the house had been off the market for weeks now (even though the realtor I was emailing said it was still available that same morning). He angrily hung up the phone on me and I never heard from them again. Seems like the workers aren't communicating with each other and fail to keep track of which houses are actually available.

Dunlap Lilley has provided the best landlords that I have had experienced. When our fridge stopped working, they immediately replaced it with a brand new one. Any maintenance issues we ever had were solved in a super timely and effective manner. Also they were super amicable and flexible, and just all around a pleasant company to rent from. Would highly recommend to anyone.
