Back in Sept I went to my credit union (Educators Credit union) for a refi as my ARM was going to reset shortly.  Keep in mind, 2 years ago, I had another appraiser do my property as I bought an investment property.  I had 2 appraisals, 2 years apart.   RSJ, the most current appraiser,  set my value at 10k LESS than 2 years ago and 30K less than my Fair market value as stated on my tax bill.  I was shocked with the value set, as well as the complete disregard and rudeness of the appraiser.  She (i believe it was the business owner) did come at her scheduled time. She spent a total of about 5 minutes at my home.  She welcomed herself to my house, letting herself into my finished basement, my bedrooms and bathrooms without me inviting her.  I even asked if she had "been here before" as she ran around my house without a word of request.  She took unprofessional pictures of my property and compared my property with 3 not-so-like properties as opposed to the 9 comparables that the previous appraiser did.  It was no wonder the value was set so low.  I understand about appraisals and I know there are numerous factors and exclusions that may enter into arriving at the value... but to say, in this market, despite the fact that I have added granite counters, new stainless appliances and new insulation that I lost value just defies logic.  I caution anyone that needs to meet a certain value to consider my experience. I contacted the appraiser and the credit union and asked that they reconsider. I gave them a chance to help me understand or do something to make the customer happy! The appraiser blew me off and offered nothing in the way of explanation or justification. Neither offered anything in the way of customer service to rectify this.  At the very least, Educators credit union could have paid for this bogus appraisal. I consider myself fortunate that I did not need to hit a certain value to get my loan because I was refinancing.  I feel sorry for young people that may need a value that won't get it using this method!  The reason I am writing is to caution anyone who would need an honest value and appraisal to beware of this company.  I also spoke with Educators about this and the only thing I got from them was sympathy.  PLEASE BEWARE!
