After only five months, our condo association had to severe ties with this company. As a paying owner, I submitted concerns twice to the owner with no response.

Our condo association contracted with Lake City from 10/17 through 5/21. In that time, they managed to spend all our money collected including reserve savings and do basically nothing. No large projects were completed. The 7 months that I worked with the owner as a Board Member, he lied to us, promised to do things and didn't, would not respond to emails, would not timely provide financial reports, the accuracy of the financial information was poor, over charged in maintenance, for example, they "checked and replaced light bulbs" for a total of $900 in a 2 month period. I distrusted the company and owner so much I reviewed all financial reports from 2017 to date and found $4,200 in errors including payment of another association's invoices from our checking account. I am so thankful that we found a new management company that so far has done more in 7 weeks than Lake City did in nearly 4 years. Ratings matter and you get what you pay for in service. Stay away, far far away from this company.

Our Condo association hired LCM. Kim has done a great job. Managing people/properties in any capacity, is challenging and thankless. Even more so with several owners, not everyone will be happy with every decision ETC. Staff is always nice and do a good job outside. Kim and one of the staff from LCM went out of their way to assist me with something out of their purview.

I recently purchased a condo with Lake City Management in charge of the maintenance. I am disappointed with the lack of up-keep and communication. In July a request was sent by my realtor with a copy of the inspection done on the property, with a detailed list of tasks that needed attention. It is now September and I have not received any communication on when this list would be tended to. I have also personally emailed the company and have not received a response. In late July we had a storm in our area that took down half of a large tree in the common area. The company came quickly to cut the rest of the tree down which was greatly appreciated. There were a couple smaller trees that were also cut down because of damage. It would be great if the job was finished, there is a rough, jagged stump sticking out of the ground around 3-4 ft high. Their are a couple other of the tree stumps that are sticking up that leave a trip hazard as they are hard to see at times. There are a number of other tasks that have been neglected as well. Light poles with duct tape around them to hold the light cover on ( this is peeling off and covers are hanging off). Drain spouts are full off debri not allowing drainage from rain. Bushes not trimmed causing the vents for the air conditioning and heating units to not have proper airflow. Sticks and yard Debri thrown into the rock landscape instead of picked up and disposed of properly. this is to name a few. Please watch over your property if you do have someone that is being paid to maintain it. Sincerely, disappointed
