4 Lakes Properties, LLC appreciates all feedback, both positive and negative, about the properties we manage. We are sorry for this reviewer's disappointments because we strive to provide an enjoyable living experience for all our residents. Though this property does not look its age, Mirabel was built over 15 years ago and was built to the building standards of that time. It is a high-rise apartment community that homes many families; 147 apartment homes to be exact. Although Mirabel is a larger apartment community, our management team rarely receives complaints regarding inappropriate noise disturbances created by residents.Regarding move-out charges, we only charge residents for expenses that have been incurred by the property that are beyond normal wear and tear. Without knowing the exact identity of this reviewer, we are unable to provide further details regarding charges specific to this situation. However, we can comment that of the handful of residents that have received move-out charges from us, the most common charges are typically for insufficient cleaning and pet urine damage. Residents are responsible for returning their apartments to us in a clean and habitable condition when they move out. We provided our residents with a very detailed information packet so they are well informed on how they can avoid these types of charges so that they can receive their security deposit back in full. When apartments are returned unsanitary and/or damaged, we feel that it is acceptable to request that residents take responsibility for the costs incurred to rectify those damages.One last note for this reviewer. We did investigate this matter further to make sure that errors had not been made, but we do not have any record of a resident with the initials D.W. who lived at Mirabel in the last 15 years that received move-out charges. We also have not been in communication with anyone recently that disputed any move-out charges; nor has anyone recently asked for photo evidence. With that being said, we feel that there could be a possibility that this review was done so in error and meant for another apartment community. We would greatly appreciate it if this reviewer would contact us directly so that we may discuss any of these grievances further.
