image On March 12, 2022 we put in a 185K offer on a property in Mitchell Heights. The owners countered 200K although it was originally advertised as $239,900 even after a 10K reduction. We left it at that. A few weeks later (on March 31st to be exact) I messaged our realtor that the Mitchell Heights property was still not sold. Our realtor asked if we'd like to make another offer to which we did up the offer to 190K. We were told the owners would accept our 190K if we are interested. (I have the messages.) We were told that it appeared we made the better offer. We ran back down and looked the property over and first thing Friday morning (April 1st) we notified our realtor that we wanted the property. In fact, our realtor sent us the sales agreement via DocuSign and we signed promising earnest money. Keep in mind, mortgage rates have been increasing at an alarming rate and so much so that this very week in question mortgage interest increased by 30 basis points. Now, this agency doesn't do email DocuSign so I knew it would be a few hours to get their signatures as they are an elderly couple living in FL. In the meantime, I sent the particulars to our lender to start the process because we desperately needed a rate lock in this very volatile mortgage market. In fact, the broker with Hometown Real Estate permitted me (through our realtor) to go back in the home unattended and gave us the lockbox combination in order to look at the breaker box she erroneously referred to as a "fuse box". She even indicated that "things" needed corrected in the sales agreement. We got a deal going on right? Yeah, we thought so. This place had been on the market for over 100 days. We were not asking for any closing costs or nothing...just a clean deal. Next thing we find out is that another offer is being looked at. Our realtor tried to message the broker that her client's were under the impression we had a deal. Our realtor told us she was left on "read" on her phone and then we were informed late Saturday evening that the owners went with the "other offer". During this time, we had timely informed another property owner that same Friday morning (April 1st) that we would not be proceeding further with his property as he was a private sale and we were still looking at the particulars of his deal before agreeing on Mitchell Heights. All indications were we had a deal. This has now cost us tremendously and now our APR will change once again. You don't play with people's lives and livelihoods like this. This is not the market to do such funny business. I'll say this much and be done: I guess they eliminated paying our realtor the 2% commission and kept it all in-house. This was very unprofessional and unethical and I want people to know it. Heck, we didn't even get the chance to counter. The best thing for anybody to do is stay clear of realtors as they're in it for themselves. We've learned this the hard way. If I can file a complaint with the Board of Realtors as they have ethics they must follow then we will do just that. Look out for YOU first and foremost and don't expect anything. If money tickles someone's ears then the wind blows elsewhere. It's all about the money.
