My wife and i are refinancing our house and we were assigned Breton VanSloten for our appraiser. I walked our entire property with him and he seemed to take pictures of everything and somehow he still got so much wrong about our property. We have a 2700 sq ft main house and a 800 sq ft house on the same lot in deer park washington. First he said our house was a 1942 and it is a 1984!! Second our little house is its own house with its own address and utilities but he labled it as a guest suite, Third he listed our basement as having four rooms and no rec room. It has a 7 rooms, a 20 x 25 rec room, two bedrooms, office and separate laundry room and a mechanical room!!. He said there was one bedroom and there are two identical rooms side by side. Fourth he compared our two houses totaling 3600 sq ft, five bedrooms, three living rooms and four bathrooms to a rental we sold this summer that is 1700 sq ft, three bedrooms two baths. This is not even in the same ballpark as our two houses. My wife has worked many years in real estate and this is the most inaccurate appraisal we have seen. Our house was appraised about a year and a half ago at 360,000 and then the market went up thirty percent and yet he appraised it at 380,000 this december 2021. How can this guy be so far off of the current market???? Do not use this company for appraisals. The cost for this sub-par work was a $1000 dollars and completely inaccurate. Roll the dice with anyone else!
