Ian was honestly the most friendly and professional leasing manager my wife and I have interacted with. He wasnt only concerned with renting units, but with making sure all our questions were answered warmly and that we found the right home for us.

My wife and I just moved in here 2 days ago from the east coast. Ian from the leasing office has been absolutely phenomenal with helping us get everything settled while we were still on the other side of the country. When we finally arrived our move in went flawlessly. The apartment, community and views are amazing for the price, we couldnt be happier!!

Overlook team is incredibly helpful and nice. Ian specifically. They are also very, very transparent. They are the kindest landlords or landlord-adjacent role Ive ever met. Moving in was pretty seamless with elevators. Having come from no elevator buildings, having one is great. Cleaning crew does good job cleaning halls and landscaping about once a week. Parking is okay, even if you dont spring for your own spot at $60/month. I think its manageable to save that money, honestly. A couple of cons thus far. 1) the people above my unit arent loud, but footsteps are super creaky. I had addressed that concern prior to signing and was informed that in their experience (worker lives in a Overlook building) that wasnt the case, and that sound was minimal. Our neighbors just moved in and so I figured the noise was from furniture movement, but as theyve settled, its still very, very creaky and obnoxious. Obviously this is the nature of apartment living and there are always inherent risks, but I can not think of anything other than the structural quality and age of the floors. I dont hold this against the leasing agent as they can only speak for themselves, but people merely walking above you on carpet should not omit sounds that disrupt quality of life. Simple as that. Kind of disappointed with that so far. If it starts affecting our sleep, that will be a larger issue. POSITIVE: neighboring walls arent thin and havent heard anything from neighbors to the side. 2) this one is small but interesting nonetheless. Our living room floor is pretty noticeably not level. Our kitchen table sitting normally is sloped downwards ever so slightly (i notice these things, my fianc does not, lol). A nice area rug will help mitigate this, but all in all Overlook floor construction review is 0 out of 5, lol. 3) I cant confirm this yet, but I do think the utilities (based on the few days I was billed for via RUBS charging) are going to be a little bit more than anticipated. Two days was 13.00. Over 30 day period that would be about 180.00 a month (we were told the most the office worker ever paid for a month was $145 when there was a leak in the building). Again, I cant confirm this yet, but the math doesnt seem to be confirming that testimony. I am bad at math but I think I did that right? lol. Maybe it evens out over longer periods of time? That might be it. I dont think it makes a huge difference, but coming from a place where flat rated charges for WSG were common, I dont love the idea of other peoples water and sewer use coming out of my wallet. This means that no matter how much I conserve, there could be a unit using so much water or sewer that I have to pay it indirectly anyway. At least electricity is individually metered. I knew this going in, so its hard to be upset. I just hope it isnt too much more than anticipated. Despite the floor and slight utility concerns, Overlook at Magnolia is hard to beat. To be honest, all rent costs (2023) are criminal right now, but COMPARATIVELY speaking, Overlook is decent in affordability. Package theft Ive heard is a concern, and I wouldnt leave anything of value in your car (YOU LIVE IN SEATTLE, duh!), but otherwise this is a safe area. My fianc, a smaller woman, feels at ease walking to the apartment from her car. You wouldnt be able to say the same in neighborhoods like Capitol Hill or DT area (or even Greenlake, where we previously lived).
