Nathan takes great care of the building. It's very apparent that the management and maintenance staff care about the property and the tenants.

Great building and quality. Important things to consider that could be deal breakers: 1) area on the hill is VERY busy (so interior apartments are best because quieter is better than having a view) It would be great if Seattle would close the block like it was during COVID due to the presence of gang members and their friends hanging out in front of the building after they spend all day in Cal Anderson park two blocks away. BLOCK PARTIES are insanely annoying and frequent in the spring with the Capitol Hill block partys 250,000 guests surrounding the building and PRIDE events the week before which isnt as busy but the clean up crew is not as thorough 2) Management (although very nice and easy to work with as stated in reviews) turns over frequently. Averages stay is about three months. 3) one of the building tenants is a health club, F45. The building is nice with high quality products and materials, however F45 buildout wasnt done correctly because no matter how much you ask, their trainers and members insist on throwing their weights and cement balls to the ground (another topic itself) and the vibrations and impact can be heard throughout the building especially from 5am-10am and 5pm-8pm daily (holidays included). 4) added non negotiable expenses. You will pay $20 per month to have a substandard package delivery service regardless if you use them or not. Youll also pay amenity fees for electricity and facilities used or accessed by everyone. There are Halogen lightbulbs EVERYWHERE. LED replacements make more sense and would be so much less expensive. Also the bathroom exhaust fans run 24/7 and you cant turn them off. From what Ive read everyone knows bathroom exhaust fans are not to be run 24/7 (google it). So with 135 units and a conservative average and estimate (50 watt fans and seattle kW rate $0.1974 higher than national average it is costing residents $11,672.26 annually. Maybe they dont even know they run 24/7??

The deal was great-6 weeks free if look and lease same-day. The next day I had a question but email, call, and VM went unanswered. The staff is very small and perhaps overworked. Appointments are delayed, response is slow/nonexistent often, but there seems to be a higher sense of urgency if in-person. Nickel and dime for what should be standard, and no welcome gift, (though it was highlighted), so I don't have a lot of faith in block party tickets, which was a big selling point in addition to the promotion.

Comprehensive review after a 1 1/2 years living here. Not worth the price for the space. Overall the apartment fit my needs of a college student in search of her 1st apartment. It was modern, quiet, and had a small gym. The location was great and the staff was very attentive. The only downsides were that it was a small apartment and I outgrew the size fast. The power went out several times (not the buildings fault) and the garage door got jammed I believe 2x. So some issues with the building. Overall, I enjoyed it and the rooftop was great for parties and hangouts.

Let's start with the obvious- the name. It has the be the number one reason I looked at this place. There are a lot of great things about this community (the rooftop is superior and one of the highest quality buildout and products I've seen. Professional grade gas grills and rotisserie. Heaters for the cooler nights. Flatscreen TV and fire pits. Picnic tables for larger group gatherings. Canopy for the days of drizzling rain. A small dog park for convenient bathroom breaks and walks when you are too lazy to go off the property. Quality appliances in the units (washer/dryer and a/c). Great community lounge w large flatscreen tv. The location is super convenient and the garage parking is a must (so add $275 to your monthly expenses if you have a car). Balconies on some units which can be great for a number of reasons. However if your balcony overlooks 11th Ave be prepared for the noise of the bars, nightclubs and street vendors almost every night. Seriously don't understand why people think yelling and being obnoxious until 3 am or longer is okay. They clearly have no class or respect for others. Was told there was a keyless system on iPhone which I loved but then told no spots were available which was totally disappointing. The garage door was broken for over two months which lead to a number of break ins of the storage and bike rooms. Management has been responsive for the most part and better than most I have dealt with in the past.
