    If you are looking to rent through Mynd as a Tenant or lease your property with them as an Owner, I would strongly encourage you to filter and review their 1-star reviews. My experience with Mynd was an utter disaster; Myrya and the team are absolutely incompetent at managing properties. My concerns were never resolved and upper management refused to return phone calls. Their after-hours emergency line appears to be unmonitored. My property was not managed and my tenants were not taken care of. Their negligence in responding to a plumbing issue in a timely fashion led to a homeowners claim of over $15k, let alone the breach in tenant laws. My experience with Mynd left me nothing but frustrated and I felt so bad for my tenants.

    I normally don't like to leave negative reviews, but my experience was bad enough that I felt compelled to in the hopes it saves someone from my situation. They are fine to use when everything is going smoothly. But its when things go "wrong" (e.g. inspections, nuanced/timely tenant communication, tenants not paying, urgent repair issues, communication with landlord, communication with a real person in general, evictions, etc.) - or situations are more challenging or nuanced, then they are frustrating to work with. It was times like that I wished we had gone with a local property manager with a personal touch, who could put eyes on our unit and "boots on the ground" when it was needed. 95% of the time Mynd tries to operate and communicate remotely via their online app/portal with remote workers on the other end who do not know about the situation at your property. Long story longer: we ended up with a dreaded bad apple tenant (screened and placed by Mynd) who ended up smoking and had 2 cats (lease was non-smoking, no pets). Tenant also snuck in other ppl to live in home (boyfriend who had bankruptcy/bad credit and later her sister and niece moved in secretly). Because Mynd operates remotely, they didn't catch any of this over the course of 3 years. Tenant ended up moving out with $12,000 owing in back rent + damages (8 months back rent! - They should have never let it go so long before issuing an eviction notice! Tenant stopped paying in July and Mynd didn't issue an eviction notice until Nov. To me that's not acceptable). Here's the kicker: We decided not to re-rent and instead sell the unit... and so because we did not continue the property management contract (there was no longer anything to manage), Mynd basically walked away, leaving us high and dry, not taking any responsibility, and refusing to pursue the tenant for the $12k+ owing. They have their own internal collections and internal legal team, but would not use it to help us. They approved and placed the tenant, and because of their poor management, let a payment issue that should have been kept to 1 or 2 months get out of hand and build up. They absolved themselves of all responsibility and walked away leaving me a mess to clean up in more ways than one. Now I am left on my own spending our own time and money on a lawyer ($$) to pursue tenant for collections/in court. Not worth it to go with Mynd over any perceived savings you might get over another manager. I found myself wishing over and over I had gone with a local company that I could just call and speak to a real human on the phone, someone who knows how to communicate effectively with tenants (not just via an online app) and can keep you informed in a timely and transparent manner about what's happening at your property. With Mynd, I didn't get any of that and both landlord and tenant were continually directed to their online app/portal instead of being able to problem solve/talk to a real human who could get things done locally. This lead to problems escalating further than they would have otherwise. Anyways, got jaded after this experience. Sold the rental and got out of the rental business and it's a relief!

    As someone who has grown up in rentals, and lived in rentals my entire life, Mynd is 100% the worst property management company I've ever had the displeasure of renting through. They mismanaged a situation so poorly that the property owner switched companies. On Tuesday, October 10th, the heater in our house stopped working. We notified them that day, but did not hear a response until the 13th letting us know they were scheduling someone to come out on Monday the 16th. The person from the heating company they picked told us that due to rust and water build up in the heater it was unsafe to use and needed to be replaced. We did not hear from Mynd for a week, until the 23rd and even then we only heard because we reached out to them. Upon the call, we were told that they were waiting to receive approval from the property owner to install a new heater. Since they were out of compliance with Seattle's law requiring property managers to replace heating within 10 days, I told them that this was unacceptable since they had not done anything to help provide relief in the meantime. I asked if they would provide space heaters, to which the customer service rep on the phone responded as if she'd never heard of such a thing before, but would pass it onto the person in charge of maintenance and she would call us back. She never called, instead issuing an email "authorizing" us to buy two space heaters for 75$ (it was never clear if it was 2 at 75 each or 75 total). They then sent a second company to inspect the heater days later and were told once again that it needed to be replaced. On the 25th, the city of Seattle was notified what was happening and an inspector was out the next day to confirm. They notified Mynd that they would be fined each day this wasn't taken care of, and only then did Mynd take any initiative in fixing the problem. They sent out a 3rd heating company on the 31st, one with a 2.0 rating on google, who came out and said that there was no issue with running the heater, but it did need to be replaced. With that we heard nothing from Mynd regarding the incident. The heater was only replaced after our property owner got involved directly, as she had not been notified of the problem until the city notified her. In January we were notified that our property owner was switching from Mynd to another company on the 10th. We were told to pay a prorated rate to Mynd and the rest to the new company. Mynd did not change the amount we were asked to pay and issued an eviction notice on the 8th claiming we did not pay our rent. I do not intend on ever renting from Mynd again, any property that is run by them is blacklisted in my book. If you are still reading this, there is likely a response from Mynd apologizing for the problem. Don't believe them. They've shown that they are content to be slum lords until somebody reports them.

    If you are a property owner/landlord - run don't walk away. Was with Mynd in Reno from the early days and service got worse and worse to the point their policies are to force you into over priced services. I took my five properties and (painfully) moved them to a traditional PM. What a relief - so much better than being passed from "team" to useless "team" at Myndless.

Check out any other site for Mynd and you'll quickly see how wildly clear that is. This place brands themselves as a ~dISRuPtIvE tEcH cOMpAnY~ translation... a bafflingly incompetent, irresponsible, borderline negligent collection of ghouls, who have the urgency of a dead body when it comes to problems in your home. It took them 30 hours to send a plumber out after a pipe burst! I called them with water gushing down into the hardwood floor and they monotonously droned at me about how they were "looking into it". In order to get anything done we had to contact the homeowner who was horrified at the situation and their communication and fired them as quickly as they could. These people are a joke and they're not fit to sell property management services let alone even operate a website. I'm honestly shocked they're even in business or able to run their own payroll. Please for the love of god run away from this place.

Not worth it to go with Mynd over any perceived savings you might get over another manager.
