This place is so disgusting. They was not timely with issuing new parking passes and the minute they put them in the mail they allowed dominion to start towing. Regardless Id their residents received it or not. I have been here over a year and have not seen anything they have done. They only want money. They dont care about their property owners. The one start is so deserving.

GHCM is an unreliable and unresponsive company. They do not respond to emails or phone messages. They have no understand of the community and only collect money for zero customer service. I have been a condo owner for 16 years and excellent standing never missing a condominium payment. I have contacted them on numerous occasions about issues or request to no avail. For weeks they did not respond to my request for new parking passes and my vehicle was towed with the one pass I had displayed in my vehicle by the scam dominion towing whom steals money as well. Everyone in the community is fearful about parking their vehicles in a parking lot that has more space than pentagon parking lot. The outside decks on each apartment are rotting away, warped, and nails popping out. The exterior buildings have been collecting dirt with no power washing. Sad this is what $322 a month gets a long time homeowner.

This place was the worst!!!! No security; gun shots often. Alarm system included without instructions. Poor customer service and lack of professionalism. Any Urgent matters; Management shows interest, but demonstrates distrust... Dog poop was a norm on the sidewalks or steps, which tenants without pets got notices instead of addressing the issue to pet owners. Dishwasher had an odor; requested a replacement. 8 months later, It never showed up!!! Work orders response time could be 4 or 5 days laters; no work order notice that the job was completed. Maintenance would enter apartment and leave things behind; poor service! Houseplants knocked over which left a carpet stain; no communication. Perhaps my place was too organized Hope this information help the Spark Charlottesville office staff and a new tenant making a decision from out of town. Lets only hope that things are better. I had a sit down with management in regards to, what I feel was a mishandling of an inspection that was to be done. A notice was sent out that stated that management, along with the contractor, needed to enter my home in order to do an inspection. I was informed that they would arrive between the hours of 9am and 5pm. Time had past and it was around 3pm and no one had arrived yet. After speaking with a neighbor, I was informed that the inspection had been completed early that morning and that the contractor did not need to enter my home. Hearing this I made my way to Gates Hudsons office and spoke with management. I was informed that an email was sent out telling everyone that the inspection was completed. No where on the notice that was sent out did it state that I would need to check my email to see that the inspection was done and that I did not need to further wait in my home for the contractor. I assumed that once the contractor entered my home and left, that that would indicate the end of the inspection. There was no way of knowing that I would need to check my email in order to find out such pertinent information. After speaking with management in regards to all of this and based on the content of the conversation, I truly believe that the management of Gates Hudson had no care for how the situation was handled. The conversation with management was ended very abruptly by management. I took the entire day off of work in order to comply with what was asked of me. After telling management this, their response came off as very dismissive as defensive. The overall exchange with Gates Hudson felt very displeasing.
