Professional high pressure wash of our driveway , sidewalk and rear patio. Josh did an incredible job and was very personable as well. I would recommend him without hesitation. GREAT JOB!!

LBL promises "5 Star Service". ALL stars are dim here. (I had to select one but it should be none.) July 2024, I hired LBL to softwash my patio, add a clear coat to protect. I hired LBL bc the power wash would be gentle and I have an acid stained patio. The salesperson made promises that either were not communicated or ignored. I was told they wouldn't use my water. They did. They were also to add a grit to the surface and didn't. The softwash was fine. The coating applied reacted to the previous coating. It never adhered bc they used was a water base, the previous was oil base. I had shown the previous product specs prior. I reported this immediately and told to give it time to dry. The result was still opaque puddles. When they came out to remove it, I specifically asked that they not use a high powered washer. They agreed, but that is exactly what they did. As I feared, this created a larger problem/more damage to my patio. When I made eye contact with the manager, he turned, and walked away. He later knocked on the door and admitted they "XXXXXX this up." He stated "they were committed to making it right to meet their 5-star rating". Over the next 8 months, there were several visits by "techs", many conversations with LBL managers/owner (most I had to initiate), no results. They dumped it on me to find a resolution/contractor as "they didn't specialize in product removal". Yet they did the damage. When I contacted the person who initially did the patio to help, he needed manual labor to remove the product. I requested that LBL provide that. After push back, they said they would send 5 "techs", 3 showed up. One shook his head protesting as I explained what was needed. In the end that person sat in the LBL truck while the other 2 "techs" continued to try. Unfortunately, that product didn't work as expected. By then it was Nov/Dec and the temps were outside of the recommended 50 deg. LBL used this as an excuse not to aid in removal of the product. I continually asked that LBL be more involved, at a minimum be in touch. Neither happened. Beginning of Feb, I sent LBL a list of supplies that were needed/asked for a prompt response to resolve. The owner replied stating he was "always committed to resolving the issue" but like the previous communications there was no action. A new employee called saying "he would talk to the owner, had experience with this from his former company and would solve it ." He was hired "specially to resolve these issues". (They have so many "issues" they needed to hire someone to resolve them?!) I didn't hear back until I continually prompted him. Now they say they are mailing a check for supplies for the finishing stage. When I inquired about the 1st stage- removal, no response. 8 mo since they applied the product, I have lost my patience and promised to spread the word not to hire LBL. I am not able to spend time in my yard and have had a personal injury as a result of the conditions. I have never hired a company so inept. The owner blames his employees ("I don't trust my guys to fix this"- his words), lies- saying he "inherited this from another employee who was called up by the military" (1.He owns the company, he owns the mistake 2.This employee took a job in Georgia not the military.) The condition of my property is worse than they found it with no resolution in sight. The contract states "LBL Technicians will Softwash pretreat the concrete, then followed by a surface clean with a professional grade surface cleaner to restore your concrete to a like-new condition." Not professional. Not restored. Not new. Not resolved. Not 5-Stars. It's not the mistake that you make, it's how you fix it. LBL Softwash cleaned the outside of my house along with some incidental concrete cleaning. Drew and Mike were efficient, thorough and quick. Shortly after they arrived, they had equipment problems so reschedule. The second time, partway into the work, it started raining too hard to continue. The third time, Drew did the whole cleaning from the beginning and a few extra places because of the inconvenience, which actually was not inconvenient to me. So thank you for that. The softwash chemicals do a good job of eliminating green mildew stains. Because it contains bleach, be careful to not get any spray of drips on your clothes. I was very pleased with the result.

Joseph and Areia great team, very through and responsive to my request. Hopefully, I will not have to clean my gutters again.
