Andleton Management

Andleton is racist, arrogant, condescending and unprofessional. I can't understand why ANY COA would work with him. I sold my condo bc of their management team. In my experiences as a homeowner, property manager or board president dealing with this company has proved challenging. STAY AWAY!

I'm not exactly impressed with their service delivery. Although they're organized, they manage properties in a manner that discourages increased ownership and increases renters. That significantly impacts the debt to owner ratio, thereby making for a very rule-driven, fault finding community versus just holding folks accountable for being good neighbors. I have been affiliated with them for more than 20 years, and they haven't really had the positive impact they could have.

If I could give them a zero I would. Andleton Management company is the most unprofessional management company I have ever dealt with. Marilyn Andleton is extremely uncaring about how she runs her management company, she truly doesn't care what happens to your money, do not ever use this company for anything.

Gated GHETTO!!!! DONT DO IT!!!! I rent in a community they run (Hampton Club). This place is worst than horrible, if I could give it 0 stars I would. The HOA is full of Kens/Karens that dont have anything better to do but harass the tenants. Most of the units are rentals that are run by different companies. They like to give out violations and wont allow you to defend yourself at the meeting unless you are the owner. They love to violate you for anything! The dumpsters are constantly overflowing because the HOA doesnt schedule enough trash pickups for over 550 households. I got a violation for putting my trash in the 40 yd container because the dumpsters were over flow. They literally dug through the trash to find mail that I had thrown away. The security is good for nothing!! They love to go around at night and look at peoples vehicles to see if their inspection sticker or license plates are expired. Thats the rule, cool, but even during the pandemic they were threatening to tow peoples cars when you couldnt get to the dmv and shops were closed. If the state doesnt care then why do you care? My neighbors son got jumped and robbed outside of our door and the security was no where to be found! As soon at the police rolled up, here they come walking behind them like they are part of the Hampton PD. Outside of the gate is a cul-de-sac and people usually meet people out there and drop them off. I was talking to someone out there and here comes security saying that you cant park here. Outside of the gate you have no jurisdiction and therefor is impersonating an officer, so I reported them. Security constantly harass delivery drivers and guest, making a so called traffic stop. Lets not mention the shotty pavement everywhere and when it rains it floods around your patio and through out the parking lot. My parking space is a lake after a light rain. The gate is always broke, like whats the point? The sidewalks are uneven and dirty, all they did was paint a yellow line to see where it is uneven. The place is NOT ADA compliant, the sidewalk systems makes 0 sense! You have to walk through slippery mud to get to your unit! Ive been six years out here and I think it is finally enough. As much as I pay for rent I should be able to come home and not be harassed.
