    Absolutely the worst apartment complex. I am now 1 year out and am still suffering PTSD from this place. PLEASE do not rent here, you will 100% regret it.

    We moved into a brand new apartment, but the best way to describe these buildings is cheap "luxury". There were stains on the cabinets, the railings on the porch are not sturdy, the carpet was laid down poorly so if you step wrong you are poked, and we did not receive a sheet to fill out when we moved in. When we asked the office why, they said we did not need one because the apartment was new. Now that it is winter, the windows let in cold air and collect moisture beetween the panes of glass. Because grass never grew in front of our building, they recently laid down raw dirt all over the flowerbeds and along the sidewalk. This means that when it rains everything turns to mud. During the summer, a pair of ducks decided to land in the pool everyday. Some of the residents fed the ducks and others threw rocks at the ducks. I never saw the pool cleaned, and there was never a sign to let residents know what the Ph level was or when the pool had last been cleaned. Again, there was never any indication if the pool was treated. Several times I witnessed residents lock other residents in the pool area, forcing them to climb the fencing to get out. For the entirity of the summer, no soap was provided in the bathrooms by the pool. As for the grill area, it was only cleaned twice during the entire summer. The clubhouse usually isnt cleaned. There is oftentimes no soap in the bathrooms, overflowing trash throughout the clubhouse, and dirty floors, appliances, and countertops. The only time the clubhouse is cleaned is for open houses. There is a theater available in the clubhouse, but in order to have access, you have to pay to rent it. Earlier this month we rented out the clubhouse for a party with extended family traveling from far away to attend. We paid 400 dollars to have use of the clubhouse for 3 hours. Upon arriving that morning to begin setting up for the event, we discovered the clubhouse to be extremely dirty. We thought since we paid so much to reserve it, that it would have been cleaned. In addition, there was no sign stating that we had paid to reserve the clubhouse or email sent out to residents to let them know. It took us two hours to clean the clubhouse before our event. The floors were dirty and stained, the mats inside the building had not been vaccuumed, the outdoor furniture was dirty and had to be set up, the counters were covered in crumbs and coffee stains, and the applications were dirty on the inside and outside. The trash was also overflowing, the trash in both bathrooms was overflowing, there was toilet paper on the bathroom floor, the water fountain was dirty, and there was not soap in either bathroom. We had to provide our own soap! During our party, while we were trying to serve food, we kept having residents attempt to use the room that we had reserved because the Adam's at Peppers ferry made no indication that we had reserved it. We emailed them about the issues regarding the clubhouse, along with pictures of the state of the clubhouse when we arrived. After two business days I had heard nothing, so I called them. I was told that I would receive a call in an hour when a manager returned, but I have recieved no information, and they have made no attempts to contact me. Whenever there is an issue, they either do not respond, or tell you to stop contacting them. I would not reccomend renting here.

    I would not rent from them. The apartments are brand new but they cut so many corners in building them. The floors and cabinets are cheap. The walls are thin and the parking lot was always littered with trash or glass. The management was kinda nice at first but by the end of our leasing experience they just became less willing to work with us. We were the first people to live there and not only did they charge us a crazy amount "for the privilege to have pets" at the start of the lease, they then charged us a pet damage fee at the end of the lease to literally replace all the carpet in the entire apartment and would not work with us to use previous deposits to cover it. 0/10 do not recommend at all especially if you have pets. Save your money.
