    Caution is crucial when dealing with certain parties, especially those in a rush to close a sale. I tried talking to them directly about this matter but it's hard when they continuously lie and try to side step faults of their own. I tired to get this resolved, but rather than being up front they lied about everything. The individuals I encountered lacked a proper understanding of how Real Estate sales operate and just basic integrity. If you're new to flipping or real estate in general, I would advise against engaging with them. My personal experience was far from ideal. Throughout the sale process, I encountered numerous lies and attempts to intimidate me by withholding my $10,000 (EMD). The mediocre attempt came from some lady with a horrible British accent and poor ability to be firm. It was a bit funny to say the least. It's essential to ensure a smooth closing process, but they seem to believe they are exempt from adhering to closing dates and due diligence. Despite wiring funds and signing closing documents on the agreed-upon date, the sellers failed to sign their closing documents, providing an excuse related to waiting for funds to clear and Title confirmation. Despite my repeated attempts to address the issues with Nicky and Kayla at 4brother, their responses resembled excuses rather than a genuine effort to resolve the situation. They were quick to assign blame rather than take responsibility for their shortcomings and or getting answers. After repeated attempts to secure access, Nicky and Kayla admitted to having access information prior to our closing. They assured me it would be provided once documents were signed and funds submitted. However, even after providing proof directly to them of all the docs provided to me after closing by the notary, they, out of retaliation, decided not to provide access after being called out for lying. It's evident that they blatantly lied, and once I exposed their deception, they immediately cut contact. No more responses have been received. At one time KAYLA went so far as to make up a lie about a forged document we supplied. Yet, this was only said after I called her out for lying in text. Never through the whole three week process was the validity of any documents submitted questioned, until we caught her in a lie. I've completed a few deals with them in the past, but this experience has left me frustrated. They failed to meet the closing date, despite my compliance with all payments and document signings, which were not reciprocated by the seller. Even after a two-day extension, the documents were still not signed by the Seller. It's worth noting that the threats of losing our EMD were baseless, given their failure to close on the agreed-upon date. Despite my requests for information regarding access, I was told I would receive it only after the title company confirmed receipt of funds. Currently, we are out of contract as the seller has yet to sign, and access to the property remains elusive. Although my title company has received confirmation of the wire and signed documents, I am being told to wait for the title person, who is on vacation until Tuesday. UPDATE:CONFIRMATION WAS RECEIVED BY 4BROTHERS BY WAY OF EMAIL FROM THE TITLE COMPANY DURING NORMAL BUINSESS HOURS AND OUT OF RETALIATION THEY STILL HAVE YET TO PROVIDE ACCESS FROM THE TITLE COMPANY NOR 4BROTHERS REP KAYLA AND/OR NICKY. SOMEHOW THE DOCS WERE SIGNED BY THE SELLER, MOST LIKELY ON SAT OR SUN POSSIBLY MONDAY AFTER THE CLOSE DATE
