The property has rooms that run the gamut from lovely with balconies to the one I had which was basically an attic bedroom with a tiny window. Your experience will turn on that. The location is prime. Right on the water, golf, pool. All really nice.

Basin Harbor is a lovely and relaxing place to get away from it all. Set on a lake with hill and mountain views, my absolute favorite place on the property is Edgewater Trail, with quiet solitude and an ending place at a nice rock for viewing Lake Champlain. There are also other trails to Button Bay Point (although better signs would help find it). The property itself is kind of vintage chic. The point is not to be upscale and fancy. If that is what you are seeking go elsewhere. This is reflected in the rooms. They are very nice but not sleek and modern. There are no televisions, for example ...but there are fireplaces. This is the kind of place where the owner's two friendly and adorable golden retrievers accompany him wherever he goes in his golf cart. The breakfast at Ardelia's is yummy (although the extensive buffet menu does not change from day to day) but Red Mill for lunch and/or dinner is a bit hit or miss. Stay far away from the Lobster Roll but do try the bisque, the quesadillas, and many of the great appetizers.
