    James was the first property manager I encountered upon moving to Florida from New York. What was supposed to be a smooth and peaceful transition became the worse rental experience Ive ever had to deal with. Do not believe the other ratings as I was told by neighbors of his rental that this isnt his first rodeo with issues in this home. James agreed to get rid of an extensive amount of mold in the home after I made a deposit and signed a lease which was understandable considering his home was vacant for months (now I see why) and having to fix problems without anyone living there would be a waste of time and money. When I paid my first months rent and deposit I was told everything will be fixed within the next month and this was crucial for me because I have 2 babies aged 1 and 2. I moved in April 1st and when May came, I sent a notice stating that I will start withholding rent in June if things are still not fixed, this included (which I have proof of him mentioning) the stove, the fridge, and the entire bottom cabinets in the kitchen w which were moldy, rotten, and lifting due to a leak in the sink which he took two months to fix. During this time I had to wash dishes in the BATHROOM. The bathroom sink ended up getting clogged and I had to literally beg for 2 weeks for him to have someone come fix. During this time, the boiler which needed replacement expeditiously, stopped working and again, I had to beg for 2 weeks for him to have someone fix it. Two weeks with NO hot water and having to bathe an entire family in someone elses home is insane. When June came, he finally got to replacing the fridge and the stove, which I decided was fair enough to send partial rent for. At the end of June I agreed to pay the months full rent, but that I will withhold rent for July until the cabinets were replaced. I was ignored for two weeks about this matter and in the middle of July was sent a letter to my home stating that I had to pay Julys rent or I will be kicked out. In the entire four months living there it was complete hell. He obviously does not care for his tenants and their health. I was already trying to be accommodating to him by allowing extensive time to pass before this mold issue was fixed in which my kids and I got sick several times. All in all, I had no more fight left in me, and while I couldve went to court and won a case due to negligence, I decided to find a different home to move to. Prior to signing the lease he told me that if I had any questions prior to signing to ask away. The one and only question I asked was if he made repairs in a timely manner because this has been an issue with a previous private landlord to which he responded we fix things, we are not alum lords. Ironically enough, that is exactly what was shown to me during this time. Neighbors in the complex mentioned that people move in and out of this home very frequently and I began to understand why. Let me also mention that this man never gave me the keys to the gates that close the door. To which I had to figure out the hard way. Came home from work very late and had to climb to the second floor ROOF to get into my bedroom window. A neighbor who just so happened to be walking by at 1 am, helped lift me up. Again, these reviews must have been made my family members because I refuse to believe that having this many issues with one person, makes them a pleasant person to work with.

    Brittany Blake was referred to me by my lender. I told her I was a first time buyer and needed to rely on her expertise. When I finally made an offer on a condo, she advised me to bid with a 3 day due diligence period to sweeten my offer. Unfortunately, my lender didn't tell me I had financing issues until the 4th day, which would have been fine, except that it cost me my earnest money because of the 3 day due diligence period. I felt pressured and rushed when it came to most of the decision making, and did not feel like anyone was listening to me or looking out for me throughout most of the experience. I had to ask multiple times to cancel the deal, and yet Brittany argued with me and did not send the cancellation until my lender told her I was unable to secure my funds. I will not use this agency again, and I recommend you do the same.
