Michael, you signed up in September 2023 and were a member for 6 months - during that half-year period, you only ever put 1 deal into our online calculator - our most successful real estate investors have all put in the effort to look at 10-20+ deals before finding a deal with good margins. As we discussed with you upon signing up, not every deal is going to fit 100% financing, and to successfully fund deals real estate investors need to not be focused on one particular deal, but look for good deals that have good margins.As for the deal you did identify, you told us the property itself had an issue that meant you wouldn’t be moving forward, and only later told us you’d found a competitive bid from somewhere else. Prior to that, you did not even submit this property for a desktop evaluation, let alone have evaluators walk the property to properly ascertain the after repair value. Without submitting a deal for us to evaluate even on a desktop basis, there is no way we could approve you for a loan, let alone offer best pricing.We would love to help you find and fund deals but you need to give us a chance to properly evaluate properties so we can establish the risk and costs of lending on it and lead with our best foot forward with best pricing -- which you did not give us a chance to do. Additionally, we do have a Funding Match Program, and will not be beaten on rates & points -- we did not have an opportunity to give you a competitive offer on the one property you were working on, since you did not submit it for a Desktop review, at which point loan pricing is finalized.We stand ready to help on future deals and we hope to work with you in the future.
