This is best place to get an real estate appraisal!! They are always knowledgeable, helpful, responsive and the best customer service! From reading some of the negative reviews, every single one was from people who seem to not fully understand how the whole appraisal process works. Appraisal management companies have zero control on what the appraisers do, their opinions, schedules, responsiveness or anything. They are contractors. And almost all appraises all use the same companies in the area so your better off with HomeBase! They are the best staff and really listen and care about you getting most accurate value opinion. Every single appraisal management company has issues with appraisers no matter where you go but with HBAM they only choose appraisers with positive histories of delivering on time and completing appeals accurately and quickly. People please stop assuming you know everything about a house or market. If you have questions just request that another appraiser reviews it or get an appeal if you have real comparisons that work. A house could be lower bc its literally on a fault line or in a more hazardous area (flood zones, etc), just reach out and ask questions and the reps can get answers from the appraiser. Then you can have more info on why certain comps were used and others not, etc, etc, etc.

Just had my second Ogden, UT property reviewed by Home Base. This time it was Travis, and the appraisal was 25k lower than sale price and the comps (15k below the list price). The comps they used were not similar enough (one to no car garages, much less SF, sold 9 months ago, etc.) and they didn't add the square footage of the "85% finished basement". This is Utah in 2022, you can't compare to a property that sold 9 months ago. We provided accurate comps to him and they added 1 property and adjusted the appraisal by 5k so it is now 20k lower than sale price (10k below list price). Our team asked other appraisal companies if the property should appraise at the list or sale price and they all said yes, so it is just Home Base that is "way off base". Would not recommend. Regarding my first property, it was a refinance and they used inaccurate comps for that one as well. It was probably 10-15k below what we expected it to appraise at. But - that could be because it was a refi.
