    I was a tenant in a property managed by 4 Corners Homes, LLC in the Salt Lake City area along with my family for about a year and a half. I felt poorly treated by Regan Richmond and his property management team and came to dread dealing with them. They were generally professional in our interactions but turned ruthless and calculating when it came to protecting their interests at our expense. One experience in particular stands out as a prime example of their shameless "profits over people" mentality. In the middle of summer 2022, our water usage spiked sharply due to a contractor oversight that doubled the sprinkler system output. This went unnoticed by us because it ran in the middle of the night and we were not informed of these changes. We were not responsible for hiring the contractor or any of the yard maintenance, and the sprinkler box was kept locked. We were sent the balance of two surprisingly high water bills at once because 4 Corners Homes lost the first bill when they changed offices. I called them to discuss the situation, but my concerns and questions were brushed off with dismissive statements like "those bills aren't that high" and open accusations that we were using more water than we thought. I pushed back on this and was told to call the water company. They were very helpful in identifying the issue, and I reported the source of the problem back to 4 Corners Homes and requested a resolution. Instead of accepting some responsibility for losing mail, holding the contractor accountable, or even mustering up a half-hearted apology for these errors, I was bluntly informed that we were expected to pay for all the water usage regardless of the circumstances. After I protested and escalated the matter, Regan wrote to me that they "have an obligation to uphold the contract" and shifted the blame back to us for failing to report to them that "the grass was too green." I wish I were making this up. I strongly recommend against renting or leasing anything through 4 Corners Homes, LLC, a property management company in Salt Lake City, Utah (formerly known as True Options Real Estate in Taylorsville, Utah). I often did not feel heard, understood, or treated fairly by Regan and his team, and regret the decision to put any degree of trust in them. And for any property owners considering using their services, I would have you consider this: if your tenants are treated poorly by management, how will they treat your property in turn? Personally, I would not take the risk.

    I called in and the person I talked to was very rude and dismissive. I want to feel comfortable and respected when trying to move into a prospective home, I am just grateful I experienced the horrific customer service before proceeding.

    Hands down the most moral investor I worked with during a very trying time of my life!. I met with over ten investors, trying to figure out which course to take. I wish I had met up with Regan prior to my entanglement with The First Unscrupulous Investor! Regan tried to help me make the best of a bad decision. I would trust him implicitly to do the best thing for homeowner without regard for his personal gain. Amazing how different investors can be. From very insensitive and greedy to compassionate and free advice!

While most of Andrews review is largely complementary, his single biggest critique, and yet highly accurate point is "have an obligation to uphold the contract". Our company manages the property and has a responsibility to the owner to ensure it's taken care of. We also have a contract with the tenant, which states it is the tenants responsibility to timely report issues or concerns, and to take care of the property including landscaping. Had it been reported timely that the water was running way more than necessary, or that the ground was overly soft from overwatering, we would have gladly made a correction or assisted in making that correction sooner.The best part about reviews like this is that our owners see we actually do uphold the contracts and responsibilities with tenants in order to protect and preserve their properties.
